Alaskan, people can be weird. But it's good to do some touch ups every once in a while. Even though you might only get a bit more in rent, it can make finding a tenant easier. And they might stay longer.
 
Our roos are 3.5 months old, 2 white leghorn, 1 barred rock, 2 silver laced wyandottes (they are the crowing culprits). It's gotta stop, and they don't designate enough to bump them up to decrowing surgery, like 2 ayam cemani roos this weekend. Those are my only way to fix crowing around here, but capons eventually go to freezer camp too.

I don’t have cornish x or rangers, but I do have white bresse. 2 roos will go to be decrowed next month, the excess roos-capons.
 
Hey @Alaskan Here is a round about way of describing this person.... Being from the Homer area you might understand. MY Dads Sisters Daughter.... or my Cousin Linda lived in Homer for several years. She learned how to do Scrimshaw on bone and made a very good living with it... She had about three or four horses up there....

She moved from there about six years ago and we lost track of her.... but she moved to Some place like Georgia.

did you ever know someone who made scrimshaw and had horses over the past ten years?

but the issue is that I am not sure that I could actually raise the rent at all....

Also, most people don't move out because the paint isn't new and shiny.... they move out because they buy a place, or leave town, or like the one guy who moved to one of my dry little cabins, just want something totally different.

Homer is a very 'mobile' kind of place. Some people stick around for a long time, the Banya I mentioned has been rented to the same guy for maybe 8 years now.... but lots of people don't.

There is one 'upscale' apartment that I help rent out, and it is NICE, perfectly painted, and perfect everything, and we still haven't managed to keep anyone in it for more than a year. Royal pain that.

Alaskan, you probably know the market better. No point putting in money if it won't make a difference. We have slightly larger ootential tenant pool, so it's worth it. Couldn't live there myself though, 19.5 square meters and no real shower.
 
Hummm...not sure. But I am horrid with names, and I don't get out much.

I do know the Fresians we have up here, :D But Morgans and Arabs don't stand out up here...so it doesn't jingle any bells. Also, we have SO MANY artists. Even had one lady that only painted with squid ink.

Yep, and up here it is seasonal too..... I had almost no one come to look at the place. SERIOUSLY, only three people came up to look!!!! Of the three potentials, one couple didn't like it (which happens alot, it IS a basement). The other two both wanted it, but
I went with the younger guy, because he had a steady job. The other couple said that they wanted to move to Homer imediately, they were from Anchorage, but new to Alaska (read, they will crack in the winter), and they had no steady income but "had jobs lined up". They also had a car with TWO wheel drive and didn't ask me about break-up or ice.

Wow, there was a train wreck waiting to happen.

So, I picked the guy with the steady job, that he has had for only two week, BUT it is a steady, all year job (rare in Homer), BUT he is straight out of highschool, straight from his parents place, but at least he is a local, and actually had the sense to ask me if he would be able to drive to the apartment all year 'round.

He was not fased when I said "no garunteed plowing, I only plow at lunch, no sanding ever, and the road will be closed from not at all to six weeks in the spring" he just said no problem, he could haul sand in the back of his four wheel drive truck and sand the road himself.

Glory Halleluia!! An actual Alaskan man!!!!!!


Last winter the fancy rental was rented out to a family, that included a steriotypical blond woman driver, from Washington state!!!! MORE THAN ONCE, she abandoned her car in the very middle of the road because it started to skid. Like really? Other people live on this road!! Sheesh! Everyone was pulling her out of the ditch.
