That's the typical way that Americans seem to answer ads.
I've got a small rental house and people will call and ask questions about everything that was already in the ad. Like they call an ad for a 2 bedroom house and ask how many bedrooms. The ad says no smokers and about 30% of applicants smoke.
The ad says no Pitbulls and lots of people seem to think that doesn't mean them, because their pitbull is "really sweet" (doesn't matter, my insurance company doesn't allow them, no matter how sweet they are), and they will simply show up with their pitbull, because I must see dogs before I accept them. Then half of them try to convince me it isn't a pitbull.
It also says no smoking and no pitbulls in the written criteria that they read before they apply. I've told people verbally that I won't accept a smoker and they insist upon applying anyway, because it is OK because they only smoke outside.
I don't know if it is bad reading comprehension, or a problem where they filter out anything that they don't want to hear.
However, I agree, anything that rings your alarm bells, back out and don't respond to them.
