We might be moving out of the city!!!

So far I've looked at two different properties and now have two options.

1. 70+ acres with no structures for $79,900. The cost of building a home on that site is upwards of $75,000 +.

or

2. 55+ acres with house and several structures for 180,000.

I like option number 2 because it has all the buildings currently working and already there even though it is less acres. It is ready to move in and even may come with some equiptment. I think this would be a better fit for us.

I'd go with #2 if it was me!! I've always heard that building a home is soo stressful and way more money than what they tell you in their quotes!!

Definately number 2 - the cost of even building the outbuildings yourself will more than cover the difference between the two properties.

I now drive past people's farms and look at their barns and realize just how much MONEY is involved in that property.

I also believe that 55 acres will probably be more than you think it is. We wanted 50 acres or more - would still like to have more, but 25 acres is a lot more than we thought it would be.

Of course, other than some sugar cane for feed (maybe an acre of it for supplemental feed) we aren't planting crops - we use the un-built on land for hay.

Hubby threw around the idea of putting in an acre or two of corn on the one field, but that will probably wait awhile. Corn is actually reasonably cheap where we are right now, anyway (less than 6 bucks per 50# bag whole or cracked) - the hay is more costly (cause of the drought) and the sugar cane will supplement the hay in winter (it stays green, we have donkeys, btw, not sure what other animals will eat sugar cane). Our donkeys don't eat much corn (the cow did, and the pigs might) they eat more hay than anything.

But seriously, those outbuildings are worth their weight in GOLD - go for the one with buildings on it already.

Your daughter will thank you when she's grown for raising her in the country. I was raised in the country when I was younger until my mother met my step dad and then she moved us to the city. I hated it. To this day I resent my mother's decision to move us. The country is the ONLY way to raise children. JMO!!!!

I remember being 3 years old sitting in the coop all day or rolling in the hay in the barn. It still makes me feel warm and fuzzy when I think about it.
I hope everything works out for you and you find the house and property of your dreams

consider the quality of the land as well. don't overlook things like running water (might as well be gold) and where it comes from, standing timber value, insurance cost based on fire department distance. i don't think you'll see a better time to purchase than now so remember it's a buyer's market and sellers are often willing to bend the normal rules to close a deal.

I just love living out in the country. I would never go back to the city. I was born and raised there for 21 years. I didn't hate it,,, just like the country life a whole lot more!!
Think.........FREEDOM

We are planning on planting some crops mainly pumpkins, melons, beans, possibly some corn. Our main crop is going to be animals chickens, eggs, ducks, pigs, milk, wool, lamb. There is about half to 1/3 of the acres that are wooded. We also plan to get a few dogs for breeding (husky and austrailian shepherd). We are also planning on a few horses but we will be using them as an alternate mode of transport on the farm...lol.

We are looking to maybe hook up with a local butcher to sell either our livestock to or to butcher it for us so we can sell it. I think if we try hard then it will work out. We want to be able to pass something on to our future generations not just a crap house from WWII with only 0.3 acres of land....lol.

thanks. I'm so excited. I told my dad and he was supportive but worried like a dad is. He spent a small stretch of time on a dairy farm when he was in foster care in the 70's. I haven't told my mom because she always has something negative to say....So I'm glad you all support me thank you.
