What about putting a roof over the run, and making one or two sides of the run out of picket fence? That's what I did.

Build the coop normally all insulated with vents and everything. put it on stilts cut a door kind of thing on the bottom with a ramp and they can have the run under the coopso its minimal space taken up away from the property line and has shade.
