Kim I was just reading a Forbes article that says a bunch of cities in CA are being hit really hard by the housing crisis. It only names the top ones but I know that Stockton, Sacramento, Fresno and Bakersfield were on that list and Stockton isn't far from you. They expect prices to drop even more in the first half of 2012. Just stay in the North side of Stockton if you consider that city. I used to live in the Northwest part of Stockton and it was a very nice area way back when but I went by awhile ago and it is starting to look rundown now too. The East and South sides are especially um, how to say this tactfully... I give up! They are scaaaary!!! The town is very diverse though and I liked that.

Tracy is not far from Stockton and still very close to the Bay Area but is considered a bedroom community for the South Bay so prices probably aren't great but they would be a lot better than the Bay. Brentwood and Antioch used to be really quiet and nice. Haven't been there in ages though. They would be closer to the East Bay but they've probably exploded since I was there last since they're within driving distance of Bay Area. It's been 25 years since I spent any time there.

Vacaville and Davis are the closest towns to Dixon. Winters is Northwest of there, still within 30 mins and Woodland is north of Dixon but it takes 30 to 40 mins to get there depending on traffic and weather. I have no idea what housing prices are like there much less how good the schools are.​

Didn't know about Winters, so thank you. Stockton is sure on the news lately. They like to play bad guys and bad guys. Dixon is outrageous! I remember when you could buy anything there so cheap. Then again I laughed when the built up Blackhawk. LOL No one wanted to live in Pleasanton until that went in.

Deb, thanks for the link. I think I checked that one a while back, but didn't save it in my favorites. I'm going to check it out tonight.

I can't believe how much of the inheritance from my dad has been eatten up between the stock market and taxes, since we had to wait so long for it. Man. My brother and a couple of attorneys are going to try and release the money earlier than September, like maybe even next month. But 1/3 is already gone since the economy went down. He had it invested, but things weren't where they are now a year and ahalf ago. It wasn't much anyway, but divided by 5 of us, it's not much at all now. I just hope it's enough to work with after I have to pay off things to bring my credit up and then build some credit. I know people who make this much in 2 months, so I may be boo boo out of luck. I just figure if I find something that's in really bad shape, I may be able to get in something cheap enough where I don't owe much. I know that means money to fix it, but not much choice. Really hadn't wanted to start looking seriously for a few months, but I want to start now, just in case I find something extra cheap during the holidays. Plus I have to make sure my birds and animals aren't going to be a problem. The whole reason I want my own place is so I can do what I want to do.
 
Yea that means being out of the city though. Owning your own place doesn't stop the city and your neighbors from causing problems.

Winters & Davis are expensive areas to buy property. Capay Valley is a nice rural area. The town of Esparto has lots in town that are very low priced. It's about 30 miles from Dixon. They are regular town sized lots but the area is rural, so has a country feel to it. Lots with acreage are going to cost more, depending on how much land. This entire area is very rural and ag friendly. Everybody has chickens. The township near me, Guinda, has a large population of feral chickens.

Wolftracks: The site I shared had several homes that were more than an acre with a house for 49K. IN and around the Modesto lower Sacremento area.

Deb we are on 10 acres right now. 18 sounds great though! We had a piece of property here that was 42 acres but it was so hilly with a couple of scary drop offs. I prefer the 10 acres of fairly level ground to the old 42 acre site. We were gonna build a house up there but DH lost his job and well, it's a familiar story these days.

Ok just got off of google and that area looks perfect for DH and I! Lovely rural/agricultural area but only about 30 mins from a decent sized town. Lake Berryessa is nice and close too. Kim how bad is the fog out there in Capay Valley? I really did not handle the fog well at all when I lived in San Joaquin Valley. Manteca was the worst!!!

I lucked out A church owned my property and was trying to turn it into a half way house for women coming out of prison and off drugs.... I bought it as is for the price of the land. Sounds scary but it is the most peaceful patch of land in the world. Not flat by any means but I have enough spots for my livestock. Horse goats Guineas and chickens and various cats and dogs.
