Sunflower, regardless of cost, you need to get that pup the care it needs. It could literally save you thousands of dollars in the coming years by protecting your animals. You wouldn't decide to not pay for care a child needs. And a pup is so much like a child. It depends on you for it's welfare. I personally would have contacted a vet last night because she could have gone into shock. In that respect, I guess you are lucky. I do hope it pulls through and a broken leg is the only injury.
I understand money situations all too well. Most vets will let you make payments on a large bill though.
Trish and others, I forgot to mention. Why not buy some Preventic collars for your dogs. They are wonderful!!! They work much better than other things. You need to get them down as close to the skin as you can. You can't ignore those seed ticks. They are so tiny and can get in tiny crevices like between the toes and on a GP you wouldn't even be able to see them well under that hair. They can attach by the hundreds. They can also kill your dog by making it anemic. And if you are getting bitten you need to watch your health very carefully. If you start thinking you have the flu be sure to tell the doctor about the tick bites.
Just the mothering me here so forgive me for giving un-asked-for advice.

I really don't need to be scolded right now - I can do that on my own. I'm doing the best I can and can only pay what I can afford.

I am so sorry that your pup got hit. I know that is a trumatic event. Very heartbreaking. I am not indicating it was your fault that the dog got hit.

Has anyone had much experience with real estate agents and contracts?

Does anyone know if it is possible to get out of a contract once it is signed?
You can definitely get out of it for failure to perform. You don't mention if this is a freelancer but if they are with a larger firm, just call the office and ask for the lead broker. This is normally the individual who is the main partner/owner and they can offer to assign a more experienced senior agent for your property. Real estate agents operate in a VERY COMPETITIVE industry and can't afford negative publicity. If this solution isn't applicable, you just need a short message explaining your side on Legal letterhead. Find a young atty just out of school who will do it for a few bucks. Such a letter needn't be authored by a seasoned litigator. Any message from an attorney will persuade them to let you out. Hope helps!

I am physically ill over this and cannot stop crying or thinking the most horrible thoughts that I will not have it in my means to provide her the needed medical care should it turn to thousands of dollars. I also did not know until later last night that she had been hit. (I thought she was under the mobile home because it was hot and that was a nice cool place to get out of everyone's way while we were working on things and to find relief from the heat) It wasn't until almost 9pm that my brother went to drag her out that he yelled, "She's hurt" - My heart sunk and I knew then the noise my boyfriend heard was Fern being hit by a car (even though she was under the trailer as soon as we went to look for her to make sure it wasn't her). I have a special needs girl that lives with me that is in bed and very asleep by 9pm due to numerous 8pm medications she takes - I would not have been able to get her up, drive to the Wichita 24-hour clinic that is over an hour away, deal with her while at the clinic and then drive back - leaving her alone or with someone else is not an option due to agency policy and redtape. So, I did what I could given my circumstances. I brought her inside on the living room floor, I slept right beside her all night long and offered her water every time she began panting, I kept ice on her leg throughout the night. I got her into the vet as soon as they opened their doors this morning. I am so upset and will never get another dog should I lose her.

I don't have good news to share this morning. Fern was hit by a car last night. She is at the vet now being assessed with IV/pain med/etc. The vet believes she does have a back broken leg. He will first get her comfortable and stable, then check for any internal injuries, then deal with the broken leg.

I'm heart broken. I'm feeling so horribly guilty thinking about how much I'm willing to spend.. but wanting everything done for her too... I didn't sleep well last night - I brought her in the house and she and I laid on the living room floor together all night long.. she had rapid respiration off and on through the night - she drank often as I offered a bowl of water. I feel I should have done more...
OMG NO!!! I am so sorry and I really hope they are able to fix her up quickly. Fortunately since she is so young and bones are still growing, even a fracture will heal quickly. The most important thing is that they are able to set it so that it grows "correctly". Failure to set it in place quickly will mean it will grow crooked and that will lead to problems in that limb when she is grown. My thoughts are with you - please update us as soon as you hear anything.

Thank you all so much for the advice re the real estate agent. I have just returned from having lunch with a friend and mentioned it to her. As it turns out, she has a good friend who is a realtor so she is going to check with him and get back to me. This has become one of those situations that keeps me awake at night worrying about it so I just want it resolved one way or the other.

Danz - congrats on the peacocks! That is so cool that he came through for you after all!

The very first thing the vet said when he saw her and knew her age was that she has youth on her side and as long as she doesn't have internal injuries that a broken leg should be easy - she also had symptoms of shock when I brought her in - they gave her an IV with pain med/fluids/antibiotics. (but his experience is 70% of car hits have serious internal injuries and it is the expense of those injuries that usually are the reason families have to put their pet down)

I called the vet about an hour ago to check on her and they said the IV has been removed and she is resting with normal respiration - now to just watch her overnight and then go from there.

I told Fern this morning that she has to come back home because I've not found my other shoe and she needs to show me where it is :)

Sunflower this is a terrible experience to have with your first dog. I AM truly sorry. Let's all hope it is just a broken leg and she will heal quickly without lots of medical bills. We all have to remember that each of us has different situations to deal with. And I knew you had a special needs child there, I just didn't think about it. Things will get better. I tend to over mother everything and it isn't meant as being a be-atch.

Heather, good luck with the realtor situation. My house sold itself so I just hired an attorney to draw up the papers. Just the right timing I guess. But I also left it empty for a year and a half before deciding what to do with it. That was costly cause I still had all the utilities on so I could work up there now and then. I would hate dealing with a realtor. When I got this place I was cheated out of at least 6 acres I was supposed to get. There were other problems that still aren't resolved. The real estate contract was a joke! I suppose I could have fought over it but I didn't know all of the problems that would occur.
Well if I can get DH onboard I might have figured out a solution of sorts to my problems. I bought lumber to put a deck on the south side of the house a couple years ago. Another unfinished project. I wanted to have a roof on it regardless of what type of roof, and have it screened in so I could sit out there without bugs. I got to thinking if I got the deck built and used storm windows instead of just screens, threw an indoor outdoor rug over the decking boards I could surely create a reasonably warm place. My parents did that to their back deck in North Carolina and created a room they used all year. We don't have that climate, but this would be facing south so it should get some radiant heat. I would just need to buy the lumber for the taller posts and the roofing material and I think I have most of the rest. It's a project I wanted done any way. As long as I could keep the temp up enough I could put the incubators out there and also be able to go out and drink coffee in the morning. I might have to move them in in the dead of winter but otherwise I think it might work.
I put the bug in his ear so I am hoping he is thinking about it.

Danz, that sounds like a great solution!

You know, I have toyed with the idea of selling without a realtor. My main concern is not knowing all the correct paperwork to complete but I guess the title company takes care of a lot of that.

That sounds positive - I will keep her in my thoughts and hope that she doesn't have any internal injuries. Poor Fern! You know, it makes me crazy how fast people drive along these country roads. This morning DS and I were on our front porch and a guy in a pick up went screaming along the road in front of our house - at 6:30 in the morning. Apart from the speed and the dust he threw up, the noise of that diesel engine was way too much for that hour of the morning. I told DS, I wish we could put spikes in the road and just push a button to raise them when someone is going that fast, but leave them lowered for the considerate drivers. Bwahahaha.
