One day there it was in a sheltered melting spot with one flower. I could not resist it's promise of spring.

It's a lot but nothing like the past flips I've done. I didn't take any load bearing walls down or replumb and rewire the entire house, no tile work or installing a new furnace.
I installed the kitchen 2.5 years ago just before Dad died. At least he got to enjoy it for a few months.

I detest laying tiles. I think you need to have Italian blood to enjoy it and make a good job of it.
