Disabled/Can’t Build—Local Prebuilt or Shed Conversion?

Welcome to BYC. It's great to see someone doing solid research ahead of time.

Since you have both extremes of weather, have you seen these two articles:

https://www.backyardchickens.com/articles/hot-climate-chicken-housing-and-care.77263/

And this one on the principles of good ventilation: https://www.backyardchickens.com/articles/repecka-illustrates-coop-ventilation.77659/

I think that a Woods Coop might be an excellent design for your situation, though it might be an expensive build.

I will look into these. A lot of what I’ve seen are “Amish trained carpenters” like the OverEZ prefab coop.
I have the large overeazy. For the cost, Get the extra-large if you do. It's easy to want just two more chickens please.
Here's why: I spent money on a prefab with extra wire run and nesting boxes. Nearly $1000 just for that. Putting it together was a nightmare as I have a hard time getting up and down. I ended up paying my neighbor to put it together inside my covered dog run. another $200. Plus, I frantically ordered another type of run with a cover $300 plus paying to have it partially put together when I came upon the overeazy. If I had just known. The downside is the man door isn't something someone can walk into. If you can get some quarterly help with cleaning deep litter, you should be fine.
After all the money I spent before I invested in the Overeazy I could have gotten two! Also, get the electrical package.

Here is my arrangement.
