I work for a real estsate investor and we have about 100 rental properties. It is amazing how many tenants eat an extra bowl of stupid every morning.

* Tenant burned down house because she fell asleep with a candle ON THE BED WITH HER!! Then asked if she could have her deposit back - what YOU BURNED OUR HOUSE DOWN!!

* Another house burned because her kids where setting off bottlerockets - IN THE BEDROOM!

* Tenant left something in a freezer - police had to bring in investigators to determine it was an animal carcess.

* complaints from neighbors about the Goat Odor - This was a house in the middle of town - they had planned on butchering the goat later. Nope - WE found the goat a new home.

* found one tenant "Gardening" in her back yard. Oh yeah - she was gardening the whacky weed!

* Tenant move out and take EVERYTHING - Central AC unit - even stripped the house of the copper wiring.

Oh the list goes on and on!

As Landlords.... am not even going to post..... the majority of our tenants are wonderful.... and then we have the handful who are driving us to a nervous beakdown!

The condo my mom and I USED to own: My brother and his friends rented it, my brother moved, someone else came in and that continued until we had no idea who was there. It changed so often, there was no way to keep track. They stopped paying rent, so we served them with eviction papers. When they finally left, there was over $30,000 in damage. Cupboard doors ripped off, the oven door smashed in, porcelain bathtubs beat with sledge hammers, carpet ripped up, cefecated on, and then put back down -BY HUMANS. All kinds of illegal substance manufacturing materials were all over the house, burns on the walls, tile smashed, sinks ruined, dishwasher racks gone.

Yeah being a landlord DOES suck.

I work for the Property Management company that my parents own. Been working with them for 9 years now. We manage about 250 rental properties that range from houses to small apartment buildings.

The things that people do and say are absolutely amazing. Here is a very small sample of what some of the prize winners have done.

Burn down the house.

Take all interior doors out of the house.

Grow pot plants in the yard.

Have water shut off due to lack of payment to water company and leave buckets of you-know-what in the house.

Plaster bumper stickers that say "Paid in full by Jesus" ALL OVER the house.

TOTALLY destroy the inside including cutting out the roof supports in the garage. Then snake gets loose and is in the walls due to the fact that there were holes punched out everywhere!

Meth head was collecting and hoarding mass quantities of large and small appliances inside the house and in the backyard.

Flush a towel down the upstairs toilet then blame the plumbing in the house for the damage that was caused by said towel.

The list could go on and on. On the flip side, we have had so many WONDERFUL tenants!

ETA: I have thought of about a half dozen more prize winning stories, but since I am working at said Property Management company right now, I'd better get back to work!! LOL.

Next they stole the fridge and stove and sold it right from the house and pocketed the money before they took off.

And last they left the place in a very MESS when the left in the middle of the night.

My mom found a huge dead snake in a bag that they so kindly left behind!! It was a boa constrictor. Good thing we found it before the weather started to warm up....Arrrrrrr!!!!

Your posts took me back many years ago to when I was a LandLord.

Thank God I dont have to deal with that anymore!
Jeezzs sometimes its just a struggle dealing with neighbors!

I used to have a neighbor that would cut my fence and block it up so his dog could get into my pastures.

By the way, the passing of that neighbor also supplied us with hundreds of hungry rabbitts and all the wild chickens that now own me!

Life is a hoot huh?

My ex and I had 6 large nice apartments in a 150 year old building he took very good care of them allowed people extras
We had a family that lived there oh my goodness the other people said it was smelling so ex who owned the business on the first floor opens the door to go up there but the smell of cat almost knocked him over. So I get to go I try talking to them got nowhere so we made them move.
Let me tell you
The hall painted black like a cave the closet in the hall was being used as a cat litter box and the teenage daughter wrote all over her room walls with markers. I was fit to be tied took forever to get that place in shape still makes me mad and it was over 18 years ago!
