Closer to 5-6k. About 1/3rd of the house is gutted.

N/p it sounds like it could be utterly fab, but not unless the price is halved or better.

just got back... they only counted the usable square footage.... final tally is 6 bedrooms, 3 bathrooms, huge living room, master bedroom with attached sun room, and bath....... bad news........ somebody stripped all the copper, stole the boiler, knocked holes in the walls, stole all the fixtures, and busted up pvc in the basement.

Outbuildings and a barn.

Bummer about the damage. Offer them 40,000.

I just had the best chat with the lady from the bank. In order to take Karl off my account I have to open a whole new one. She took care of everything by phone, is opening the new account for me right now, transferring all my money over and linking my current debit card to the new account. She does need a signature but can send me the stuff to sign and I can send it back.

I wish everything was this simple.
