I can say we underpaid for this house on its value by a many thousand dollar.... they through the land it sat on for free.

Really, it does sounds like a PLEASE take this land deal. Even if the house is a wash.... rebuild.... the land is worth it. The trees and out buildings... you guys could farm it to make the money just for the house remodel on fruits, nuts, veggies and eggs!!!!!!!!!

I havnt read all the posts but I do want to jump in and say just because no one has lived there is over a year doesnt mean you need to put in new septic, it does mean that you can not have the septic inspected until after you buy the house. YOu buy it and live in it for a year then if the bank requires you get an inspection, if not just see if its working well. You can also do 200 feet of repairs to the existing septic without getting a permit. If the bed does indeed function properly it wont need to be replaced and can be used under the "non conforming" clause, that could save you $15,000 or more!! Believe it or not mine looked alot worse than that when we started we paid only 5000.00 for ours but with alot of TLC and (alot of) labor we did it. Just a suggestion we looked for broken/dented things at the local home improvement stores (that we knew we could fix and make look new) and spoke to the manager, we got huge discounts on items. I redid my whole kitchen (new counter tops, hardwood flooring, cabinets, sink,etc) for 700.00. You'll have a beautiful house to go along with that beautiful property in no time.
 
I'm a little concerned about the concrete crumbling under the post that holds up the corner of the roof there. I'd make sure that was fixed BEFORE you move in. I would also visit it on a rainy day and see if the roof is leaking. Just my 2 cents.

You may also want to talk to someone who knows wells and/or a geotech. I'm a little concerned about the idea of the well collapsing in on itself . . . could indicate unstable soil underneath. You don't want to buy a house that is perched on the edge of a possible sink hole.

None of that is a very techincal assesment, just what I would be concerned about if I were in your shoes.

Can't touch that price for 10 acres around here. Wow!
