Going to look at a house UPDATE W/ PICS

Get the well, septic and foundation sorted out first. If those are OK or an easy repair, then I would go the mobile home route. You will likely need to re-do EVERYTHING in the house, to the point that you might as well salvage what you can in the way of lumber, windows, doors, fittings etc. and start over with the foundation.

Agree, the land is worth $40k. Personally, if it were my property, I would salvage what I could from the house and build something else with it, then build a barn on the house's old foundation. I like the established fruit & nut trees.
 
Saw the pics of the house ours was not as rough when we bought it but pretty close. When dh showed it to me when we were dating and said that it was his dream home I told him it had to have two things a toliet and running water. Does yours?
 
i skipped ahead so forgive me if im repeating, but did you notice it says 66% are wooded acres? That cuts down on what you could rent out. I dont know what land goes for in the area but that price may be more or less for the land. That house is cute but looks like it would need lots of work. If you have the money to invest and the foundation and plumbing and walls are good it could be nice. Call and find out how much drilling a new well and putting in new septic will cost, I know its not cheap.
 
Love the charm of the old house however I hated the work to fix up LOL. Been there and done too many renovations in my life LOL (thru my parents, every house we live in, we gut and bring it up to code).

You can not buy that price for per acre. Its a STEAL!

I agree with the rest of them, paramount is the sewer and septic systems and foundation. The rest can follow thru the repairs. If you can, bring down the price a bit.

You need to find out how wide the 'right-of-way' or easement is for the utility company. It can range up to 50+ feet and you can be pretty restricted with what you can do around those lines.
 
A 2 acre house lot in my area goes for $200,000............. As far as the right of way can you look up your County Registries of Deeds online? if you have a previous owners name you could research the deed. If you need an owners name you could probably get that at the town offices. (at least you can in NH) Personaly I see the potential for it to become an amazing home!
