Not always, especially if it isn't drawn up properly. I don't know IN law. Find someone who does and ask a lot of questions.

Wills are not good. Anyone can come in and contest them. Then robert would have to get an attorney to fight it. Do a trust.

Do you do a trust the same way like with a lawyer?

Could raise property taxes as well. When I put my place in my dd and her husband's name the taxes went from 135.00 year to 1000.00

Same here in calif if I put my house in my DD name taxes will go up. They stay the same until I sell it.
