Here in VA, we were forced to purchase Title Insurance. Any chance that you did and maybe just done remember? Check your closing paperwork and see if there is a fee for Title Ins.

It might help.

Wow, can't even imagine being in that situation. We have to get title insurance here in TX too. I'm not an expert, but I believe it's the title agency's responsibility to make sure the transaction is legit. I'd definitely get an attorney experienced in real estate and ask the title agency what they're going to do to fix the situation.

Start taking notes and keep everything!

I am really sorry that you are going thru this...I have no advice because I am not smart when it comes to stuff like this... sending you hugs and prayers and hopefully someon can help you ... Am=nd I hope things work out for you

You had to have had to purchase a title insurance if you bought FROM a bank or you got a loan to purchase through a bank.

If an individual Sold you the house and you are making payments to a lease option or owner finance you should have a contract.

If you are living in a mobile home, have paid it in full and the wrong title is given, you need to start legal proceedings immediately.

Never purchase or foreclose on real estate without a title insurance company behind you committed in contract.

The title insurance you HAVE to get if you use a mortgage to by your home protects the lender, not you. There is an additional charge for owner's coverage.

It sounds like the OP might be talking about a mobile home title (just on the mobile home), not ownership of the real estate on which the unit stands. Either way, I agree - don't move out until you're forced to, and seek legal assistance NOW!

Yes, but the HUD contract which is ALWAYS a part of the transfer of real estate has proved itself invaluable in legal matters. This binds the title company that performed the transfer and THEY are responsible even if you did not purchase title insurance for your benifit. The title company HAS to keep a microfish of the transfer FOREVER.

Howeve, if one does not use a title company, which is a red flag for the purchaser; (even if they go though a lawyer for the contract) one is SOL.

A simple bill of sale for a mobile home, even notorized, will not protect the title. Only a real estate lawyer will help.
