More Advice! This time, on house building!

Congrats on the great deal! I would like 2 bedrooms now. The third one is used for nothing but a clutter trap. Keep that door closed at all times. It's just the two of us ... I'm 50, he is 52.

I personally think a 2 bedroom would be just as easy to sell as a 3 bedroom.

Do what makes you happy!!!
 
I suppose you could design it so a future owner could turn the second bedroom into two without a lot of hassle. But if you want only two, I say stick to your guns. I want two bedrooms and have 3; I could certainly have used the space better.

Every item I'd ask for has already been mentioned here.

As someone who used to hold an RE license and who has in the past done investing, yes asking him to omit a room is not being fair to him in the long run. Sales are better with a minimum 3+ bd and 2+ba. Just the way it is and has always been. Use it as an extra quiet space. A sitting room, whatever. If you make it useful you're less likely to junk it up.

OK, not just the spa tub, but a sauna shower! Alway nice together. Gourmet kitchen with lots of counter and cabinet space and maybe a walk-in pantry. Lots of storage options. And electrical outlets. I've seen places where the rooms were great, but you had to run an extention cord if you needed to plug something in.

Might as well add a skylight to that bathroom too. Ohhhh those are nice in gourmet kitchens too.

That 3rd bedroom could also be an office or library.

storage shed!! ( i know its not part of the house) but would be useful to store Pet food( e.g chook food in bags/ storage bins) in and tools.. useful lol and declutters the yard.
 
We just installed a walk in shower built for two. We have no regrets. Larger rooms are very nice, but a space for an office is good too. A pantry in the kitchen is essential at my house, plus when we redo the kitchen more cabinets. I like to cook, I also want enough space for 2 people to get around each other when cooking.
 
Since we are dreaming, with no parameters, I would prefer something along the lines of old style New Mexico. Mud brick, with eath colored plaster, on the outside, offwhite plaster on the inside, massive wood trim stained or painted dark...High cielings, big rooms, which flow into one another, and wide plank floors. Also, the flat roof would be designed as a patio, with a large greenhouse. And since we are living in fantasyland, it's always green, it seldom rains, and it's never above 80 or below 50.

ETA: And due to today's regulations, a certified commercial kitchen and small slaughterhouse/ cooler setup.

I should mention we only have so much space we can use - we're still using the frame/foundation of it.

LOL don't suggest outside things.... outside things are what WE have to make if we live there!!!

Just a thought 2 bedrooms and an office.
More then 1 bathroom. Definately a seperate laundry room.
Pantry. A coat closet.
Have the kitchen open so you can also have the dining room your DH wants.
