Maple, so any more news on that house yet? Are you going to get it inspected?

One time my son cut off his eyelashes, in grade school. Made him look funny. the teacher asked if he was felling ok, he said 'no' so they called me and I brought him home. No one ever noticed it was missing eyelashes. lol

I made 3 new visors for work. I wear my hair pulled back and then a visor while working.
Whenever I make an apron, I make a visor to match. I made these visors to match aprons I got from my boss.

I haven't eaten an oreo in quite awhile, I better take care of that problem today, after work.

ouch...my eyes hurt...they feel like I've got something in them because I'm imagining having no eye lashes. Geez, kids....whatta ya gonna do?

Well boo...I just saw the house officially yesterday late afternoon. Mom has talked to a realitor she knows and wants us to go look at another house up the road but with the guy yesterday sayin we could get the house for that price...it's almost not even worth lookin at anything else. I already know what house she's talkin about and it's on the other side of the road and surrounded by neighbors...while the one I looked at already only has 2 nieghbors since it butts up to corn feild and it's got a bigger yard...the house is sound, I can always remove ugly wall paper and paint it---so even if the other house has more? prettier deco....I like the setting, price, yard, of the one I looked at. I'll be callin my mom here in a few. And I've sent an email to my lawyer about selling the house as a possibility since my mom doesn't want to refinance because basically my x would be getting all this cash and we'd be screwing ourselves and then who's to say I'd be able to afford it once it was refinances? It sucks but it is the way it is, I guess. This has been my childhood home since day one and both my kids too...but I guess it's time to move on. I have mixed emotions...I get firey mad at the situation, I get sad, and then I accept and then I think....how am I gonna decorate? Then I get sad....and then I get firey mad....and then I think, what corner of the yard am I gonna put my chickens?....then I get sad....


Lori...you are not the only one that does not like double stuffs...too much "stuffs"...I like original best...have not tasted anything since the change up of the cookie ingrediants though.

They said I could have the bedroom furniture (really cute antique bed, dresser, rocker) that didn't sell in the auction last Oct. and I could work something out with the yard machine mower since the guy won't need it at the nursing home. Sweet old guy...bet he has lots of stories. The house burned down in 1915 and then was rebuilt. The garage is stone and you can tell where the remnants of the outhouse used to be.

I wanna make an outhouse now and put it where it was. I mean, how convenient? Worken outside and don't have to go inside to use the pot...just use the out house behind the garage. Soo coool. My kids went and stood in it and said, take a pic...it's just this cement thing on the ground....so as I took thier pic I asked them if they knew what they were standin in? heh heh heh...

Ok, the tank for the fuel is 600-625 gallons...that it holds. Right now the guy said it's 2.65 for oil so he figured it would be something like 1500-2000 to heat. He also said that there is a natural gas line that runs in front of the house on the street if I want to convert to natural gas. He estimated it may cost 2-3000 for a new gas furnace and another 1000 to run the line.
The furnace is a Century and it's about 25 years old and it has been serviced.

What kind of fuel are you talking about?

Here, I use propane. I don't understand boilers and such. Different climates, I suppose.
That red house looked cute in the pic, and yea, no neighbors is better. And that price sounds like a steal to me!

for you maple, what a lot of changes for you. I really wish I could come help you move and stuff.
If I ever make it to your state again, you bet I'll be looking you up!

Oh, maple, darling. At 25 years old that furnace is going to need to be replaced very, very soon. And that $1500-$2000 to fill the tank? That's not a whole season of heating. I'm sure that furnace is less than 80% efficient, maybe as low as 60%, so you're probably going to be filling that big ole' tank a lot more than once per heating season.

The price on the house sounds fabulous, but if it appraises high enough I would definitely, HIGHLY recommend getting some extra cash out of the mortgage to replace that furnace. Get three estimates from reputable contractors before you buy the house so you know how much it's going to cost.

If you do buy the house and don't replace the furnace immediately, please put in a carbon monoxide detector or three.

The good news is, her hair will grow back. But I can sure understand not relishing the surprise of it at all.
 
When my house sells...depending on what it goes for...even if it's less than the appraised values (x's said 158...mine said 138...judge said 148 but said it was probably closer to 138) and the bank told us there's so many foreclosures and these appraisals, although recent are now out dated and she would expect somewhere closer to 120. We owe the bank 59...then the equity we will have to split. Even if he didn't put that much money into it and even if he owes my mom money--at least that much-- but we never wrote an official contract so we can kiss that good bye. At any rate, I'll be getting some money in equity so hope I can fix a few things...like the furnace, paint, new carpet, fence the backyard....oh and get a new fridge...it needs a small fridge to fit under the cabinets.

and I go to church with a contractor who I trust completely and he knows my situation and has come to my rescue and helped me above and beyond what I had $ to pay...I had a hole in my ceiling from busted frozen pipes and I had 4 rooms leaking because of my roof and a shoddy flashing job. I only got so much from the insurance co. but he totally helped me out.
 
boo...that price is a steal. You get far less house and land for a regular city lot for $100,000 around here....they are closer to 20-30 years old as opposed to mine which was built in 1915 but I love character and the wood work inside and the stone garage and the stone fire place outside.... I mean, that stuff is cool.
 
g~ Be really careful. Orchy has some good advice! The thing about the tank is that when they fill it they usually want all the $ right then. So if you drain it every month that is a LOT of $ to come up with. And if you want a new unit installed, make it part of the purchase price so that it's done before you move in and becomes part of your mortgage. Less $ for g~ to pull out of thin air later on, and less chaos after you move in.

Also be really careful because your house may not sell right away. Can you afford 2 payments? Get lots of advice before making any commitment, kiddo. Stone garages and older house charm are lovely but they don't keep you warm and dry and safe.

And Chy has no compuetr access at present either. I am all for banging their heads together to make us feel better...we know it will do no good for them with those cast iron hard heads.
 
Actually it's warmer and dryer than the old home I'm in now. I didn't see any evidence of wetness...none in the basement and we just had lots of snow melt and my drive is like a river...now it's like a frozen river.

This house had a dry basement, dry land...no puddling and no wetness on ceiling....the roof is new. He insulated when he did the side of the house so it is warm and he even closed off the vents to the upstairs and it was still warmer than my house.

I think my mom will agree to buy the house while I put this one up for sale. It'd be best to get my monterage of animals out while people look...I wouldn't be able to handle "pop ins" when someone wants to look...too much pet hair and kids toys strewn around kind of chaos. I want to get the heck out and have it empty and squeaky clean when people look.
 
yes...orchy and wegot...good advice...must have new furnace.
