Doddle this has to be our forever home!!! Most others we buy fix up & rent or flip. I refuse to let this house be a project! We have had enough project houses!!! When we first started DH was wanting to do most of the work-- we were consodering straw build or even a cob house once DH retires. He doesn't retire for 5 yrs. and moved us out to the farm from 2700 sq ft to a single wide trailer a yr ago. We sold anything I didnt think I would want to see again in 2 yrs - packed 1/2 into a storage shed & fit the essentials in the single wide. A yr in a single wide has helped us be able to quickly see what we miss from our previous houses & what we want in our forever home. If anyone convinces DH this want be our forever home-- he would have us back out shopping for foreclosures! So please don't say anything!! I want 1 house that isn't a project! Just one house that I move into a finished product without a to do list!
Doddle with the prefab-- high end is about $66 sq ft -- stick build we were looking $100 sq ft. Not sure what was the sq ft price for basic models. If you are into manual labor you should look into straw bale. A nice house can be done for $25 or less sq ft. But it will be LOTS of labor! There is a yahoo group - Okie bale heads-- several on the board will allow you to view their houses. Some straw bale houses are PRETTY!!


With all of the houses that you have redone I'm sure that you could be your own contractor on a new house. Basically all they do is line up permits, crews and materials and then charge you for doing it. And I'm sure that you have delt with enough of the local guys through the years to know which ones to shy away from.
 
Well now you're scaring me! That's what I've resolved not to do-no auction birds or chicks. I've had one problem after another with sicknesses with them. What was your reasoning behind staying away from auction birds?

Probably same as yours. But I have decided to cull the entire flock this winter and replace them with 200 brand new pullets I'm ordering from trusted hatcheries next month. I'll then order another 200 in the fall to be ready by spring. So while I'm still cautious, careful about which birds I buy, I'm a bit less so, since I plan to start over anyway. Right now I just need to get my egg production up. This bunch with my current flock should get me close to 5 dozen a day.

Speaking of hatcheries, watch out of Mt Healthy in Ohio. They are having some problems right now.

Trying to catch up but it may be tomorrow before I do. I have tried reading on my phone when I can. We had 42 hatch out this week of course most should have been barred rock and RIR's but I think I might have 6 of each if I am lucky. Oh well lots of chicks to sell, lol. We start preparing for our move to the fireworks stand today so life is going to get busier than usual. It is kind of nice now that the 18 year old can drive himself to most of his own activities but on the flip side I missed all his basketball games this weekend in Peidmont. Kurt had his 15th birthday this week so gonna help him work on his coop today as part of his birthday. We picked up some 2x4 wire yesterday at Lowes to go on it. Hopefully we finish it and that will help with our numbers issues. Wish I had time to finish another a-frame or hoop house before next weekend but that isn't going to happen. Last hatch for the summer is in the incubator on it's last week, and all those belong to McGyver so none staying here, lol. Then the incubator and hatcher will get a well deserved rest for at least a month or two.
Christina how is the little pullet with the swollen eye? We have a FBCM pullet that lost an eye to some of the others in her pen. They had been picking at her as a chick and we didn't notice until it was to late. She did loose the eye but gets along fine without it. I keep her in with the young chicks because the older ones pick at her. She is happy to play babysitter to the little ones.

ANyone have any leads on wild blackberries? Where we usually pick the drought last year took them out. There might be a handfull of berries on the bushes that survived. We LOVE blackberries here, the kids eat them like candy when frozen, lol.

Well off to get the 5th wheel trailer cleaned up and fresh towels and bedding put in it for the next few weeks of living. Got all the coops and brooders cleaned, oxined, and fresh bedding put in. Can't wait for July 6th to get here and this years fireworks be behind us.
 
Doddle we looked at palm harbor today. We have been looking at oak creak homes this past yr (they seem to send lots of flyers to us). Both are very similar in price & floor plans. However today we went in Oakwood homes & WOW!!! They have homes that look nothing like a modular inside or out. I picked out a floor plan & we made a list of the changes we want tonight & I may try to go back Monday & set down with someone to run the final numbers. I am looking at houses more on the high end side--- but right now think we will save $70-$80k over a stick build. $70000 can get us one heck of a barn & even pay for the girls school. I am doing lots of research & we first looked at prefab last yr. This will be our forever house, so it needs to be everything we want without a compromise we may regret. They usually will have some house on sight that people fell through on after they ordered them. Those houses are priced better but you don't get to customize the house. I am being picky & I am willing to pay more to get exactly what I want. Figure I am home 24/7 I should have exactly what I want in my house.
Buster glad you scored some more layers for your flock! Can't believe you fit them all in the Toyota! I am glad we stopped by & made it home early. The farm chores have been keeping us busy busy busy!

Universal homes on Shields Blvd has great prices on their homes and they have what many consider the best modular homes, Clayton. I looked there after I had already put money on the home I have now. I wish I had went with the clayton instead of this one.

If you haven't looked in areas close to where the berries were, look places where birds spend a lot of time. They may have spread seeds elsewhere. My goats found their way into my patch so there isn't many left.

My pullet still looks awful-- her eye is so big not sure how she holds her head up.

Nocity I don't think we have been by universal homes yet. Oakwood homes are the "upscale" Clayton homes- and that is the home we are leaning towards. Trying to finalize all the details & evaluate the pros & cons. I know I could be my own contractor for a stick build, but I know it would be a yr of stress & frustration. Many worker boys don't react well to a women overseeing the job site. DH could never find time to manage the build. There is a guy that goes to alot of the auctions that builds (he is doing the new Hampton in Chickasha now). But we were looking @ $100 sq ft & saving almost $40 a sq ft on a prefab house is a BIG difference. My plan is to do some more let work looking @ prefabs Monday. Having a new house by fall sounds so good!
 
Good morning all my DD is feeling much better one baby chicky in the incubator and waiting on the others I hope they hatch. For almost 24 hour the temp climbed to 101 I hope that didn't hurt them don't know what happened.
I am glad to hear your daughter is feeling better. I know that had to have been scary! My oldest son had a massive migraine a few years back that mimicked a stroke. One side of his mouth would not move and he was talking strange. After MRI and work up they said if was a migraine. That evening was one of the scariest in my life!!!

When we looked a Double wides we went to Shawnee to a Silverlake dealer I think, it was on the 177 hiway going into Shawnee on the south side of the road. We looked at Claytons and looked at Fleetsides, Solitaire, and some others, we ended up with a Fleetside but only because of price, wish we would have spent more for quality but at the time we didn't. That house is gone and I live in a Clayton single wide now, it is built good. My parents built a Metal 9Barn) type home and they love it, my dad did the work and I helped along with other family members, Dad said this was their last home so it was built right, used red iron framing and heavy gage tin, insulated well and put in a storm room!!! Mom and Dad are retired, it will last a long time though!!! I say if this is your forever home, don't settle for anything less than what you want. We made the mistake when getting our double wide by taking the Den option! We never had furniture enough to fill the living room and would have been better of with the extra bedroom option(looking back now). Lynn
 
My hat is off to all of those that can build. I started TRYING to build a coop and realized that I was putting my boards sideways. Took it all down and have to try again.
