I don't contact them through the listing site. I write down who the realtor works through and contact them through their own company website
ah ok. usually people just click the “contact now” link at the bottom of the listing, which routes you through the listing site to an agent. so you end up with a realtor anyway, just one you have no say over hiring.

yeah there’s no downside to using a realtor as a buyer. they do a lot of work for you, get you taken more seriously as a buyer, and the seller foots the bill for the whole thing.

A relative is a relator, they do alot of work and the amount of money they pay yearly to stay a relator is ridiculous.

yup. realtors have to pay dues to remain a member of the national association of realtors. i think the dues are around $100/year. but i haven’t checked recently.

not to be confused with real estate agents who can help clients buy and sell property in the state(s) they’re licensed in.

realtors have access to more market data and a national network of realtors. in turn, they’re held to a higher ethical standard than agents.
 
yeah, it’s super easy to look on your own now with all of the listing sites online.

but you should at least consider getting a realtor to make all the calls, set up the showings, and do your negotiating for the properties that you like

the seller’s agent will take your calls more seriously, and the best part about buying is that your realtor gets paid by the seller. costs you nothing.

correct. the agent or realtor who represents you as the buyer receives their commission, in whatever split they’ve agreed upon with the seller’s agent, from the seller.

if the property is $100,000, and they’ve agreed upon a 5% commission split evenly, each agent gets $2500 when the deal is completed, with $95,000 going to the seller (less taxes, closing fees, etc etc etc…)

if you want to split hairs, the buyer’s money is paying the commission for both agents, but it’s not like you have to buy the property and then also pay your agent’s commission out of pocket.
 
A friend owns an investment realty business. Every woman and man that works for him is a complete bitch. It's like every one of them are super high maintenance arrogant asses. But his company is the go to company for commercial investment property. He's pretty cool though.

realtors and agents, at least the good ones, are about their money. that’s a pretty common thread through the entire industry.

nice suit, nice handbag, nice car…it makes an impression on a client when they come into your office or you pull up to a property.
