Oh and in the first picture, the raccoons face is NOT through the fence..it's an optical illusion, DH has sticks zip tied onto the fence [long story] on the inside of the coop.
Your pen looks nice and strong, but I am wondering what you have over the top of the run. Raccoons will climb a fence to get in through the top, and they can rip through chicken wire. Those little chicken murderers work pretty hard at tearing at corners, digging around or anything else they can do to get access to a chicken ripping party.

I'd be setting up the traps pretty soon.
 

Within 3 weeks of putting our chickens outside

Less than 24 hours later it showed up again at 1030pm!

this one is older, but it was within a week of putting our chickens outside. Small Opossum and didn't seem interested in the chickens yet.

I laugh when people say they live in the Suburbs and don't have any predators! If you look in the first picture our neighbors are fairly close to us and we live in a completely residental area. I have a feeling the coon will be coming back every night, so I think we'll be trapping it soon and taking it the in laws to "dispose" of it. We have an indoor/outdoor cat and at this point I'm more worried about the coon going after him than I am about the coon getting access to the chickens. We have a series of pictures from our trail cam from last night that show our cat at 1116pm and the coon at 1118pm..too close for comfort.
Looks like a rat in the pen in that second photo down on the right hand corner, don't see it in the other photos do you see it too.

This Bear showed up at a friends house ate the chicken feed and tore into the side of the coop and got a Rooster and four hens. :(
