As of today, I am officially IN ESCROW. My agent has the signed contract in hand. She scanned everything, emailed it all to me, I signed & initialed in all the spots I should do so, and I scanned and e-mailed it right back to her. (These were follow-up documents, disclosures, inspection reports, etc., "post" the signed contract stuff.)

It's now safe to talk to my landlady about it... and discuss my plans for a graduated departure over a period of months.

I'm in the "other" foothills (above Auburn) - born in Auburn, grew up in Auburn, got married, then became a country girl and moved up the hill. Did I mention I can have up to 100 chickens if I want?

Septic inspection report in, all is fine, tank does not need emptying. Pest (termite) inspection report in, very little that needs to be mitigated. Only about $750.00 worth FOR EVERYTHING - and given that this is a house built in 1954, that's simply amazing. Well pump report in, water potability test not yet back. All these reports have received my initials, signature and dated as appropriate; they've been scanned and e-mailed back to my agent.

<*tapping fingers*> Whole house inspection to be scheduled some time this week. It involves having a portable propane tank available for the gas portion of the inspection, and that needs to be provided by the seller.

I did have to certify I was made aware of the low water flow rate from the well, and that I wish to purchase the property anyway; any upgrades will be completed "by the buyer" after escrow closes.

<*grinning like a madwoman*> I'm the buyer.

20 days to close of escrow.

Whole house Inspection is at 4:00 p.m. Today. I can't be there, but my agent will. We found out today the kitchen range connection was no longer LP gas, but had been converted to electric. (Okay, so maybe I'm not all that observant, but I did see the capped off pipe there! So did my agent...). How was I to know that was a permanent cap, and that the piping out to where there used to be an LP tank was also blocked and the "pigtail" removed. Therefore, no gas to the gas stove fireplace. Hmmm.

But it DOES mean I can buy a glass-topped stove! Ooooh!

A written quote is being obtained from the propane inspector guy for re-piping to the "fireplace.". I am not about to rely entirely upon electricity for heating up there! She will get a quote from a second vendor, too. I told her don't bother getting a quote for converting it to electric; I want the propane.

Another thing to take care of once escrow closes.

Home Depot salesman told me there's gonna be a sale starting the 18th of this month, for all appliances over $399.00, not just the Energy Star ones currently on sale. (Stoves and dryers are not Energy Star type appliances, apparently.). And, yes, he checked, the store does deliver to the zip code of my new community.

Now to go check at Lowe's. Mwaaahaaaahaaaaaa!
