Snow in Texas!!

Ok, yeah, so the last few weeks in Texas have been brutal. But here I am sitting in the sun on our breezeway with a cool brew in my hand and no coat on. Kinda nice for February!

So all the pipes are fixed...some still need to be replaced, but are not leaking. Water but not hot ....
