The internet has made much of the realtor's job obsolete. Yes, a good realtor is very useful, but still, if something is public record and searchable with due diligence, he/she has no obligation to bring it up to the buyer. Buyers rely too much on a realtor to do all the thinking for them and today, that is not necessary.

We are FINALLY going to get a chance at drying out. We got hit with another 6+ inches over the course of this last week. Phew!

Spent the week supervising Cub Scout Day Camp. It was EXHAUSTING. But fun! The last day we got to tour the Tulsa location for Cancer Treatment Center of America (a member of our church is a surgeon there). We met the hospital chef, tasted some YUMMY food (mac n cheese made with cauliflower, cake made with beans- to help get nutrition into cancer patients), toured the kitchen, the hospital lobby, an exam room, and two robotic operating rooms. Everyone Oohed and Aahed seeing my 3yo dragging her blankie with the corner in her mouth and her cute little surgeon cap on her head.









 
Stupid ****** moron realtor for the sellers has kept us waiting all day for the buyers list if requested repairs. It is already late. Dumb *** finally sends the email at 10:00 pm and forgets to attach the document. Now she can't do it until Tuesday because she is going out of town for a wedding! Are you kidding me? They have to remove their ****** contingencies by midnight Monday! That gives us no access to their repair request until after we accept their removal of contingencies and no time to get bids. I am canceling the contract the minute I can legally do so and when the Board of Realtors opens on Monday morning I am going to be there to file a complaint against her for unprofessional conduct. She is going to seriously regret that she ever heard my name! I am so angry I can't even breathe! I loathe idiots.

Great photos Rinda, your little girl in surgeons cap is adorable. Maybe she will decide to go into the medical profession . Why not? When have you seen anyone else look that good in the cap?
 
Thanks. We are just beyond disappointed. We have screwed around with these losers and lost three weeks of the peak real estate season. The idiots and a stand-in realtor are going to be here on Monday with an engineer to inspect the foundation. Right in the middle of the basement I plan to have a garbage can with the Sale Pending sign in it. They will know then that when the clock strikes midnight, they are gone and we are back on the market for a buyer with a realtor who (hopefully) graduated middle school.

I've had that happen with a buyer when I was the listing agent. They did their inspection and had a certain number of days to submit the requests for repairs. They wanted my seller to professionally waterproof the basement, which badly needed it-the whole house smelled moldy from water seeping into the basement for years. But, they didn't get the repair request from their inspection in until after the deadline. I told my sellers they did NOT have to do a darn thing, that the buyer missed the deadline and they were under no obligation to comply with the over $10K laundry list, however, my sellers knew it was necessary and decided to go ahead and do the big waterproofing job anyway. I was chomping at the bit to tell the buyers' agent to stuff it, but my seller was just too kind.

I wish you had experience with a truly good agent. I was one. I was in the office at 10 p.m. many nights, returned calls, EVERY call, ASAP. In those days, I carried a pager and was often stopping at phone booths (when they existed) to return calls. Eventually, I did get a cell phone, too. That was my #1 thing, communication. If you don't do that, how can anyone have confidence in you?
