Sorry Kelly but, I have some bad memories - I got stung twice by Yellow Jackets for just being on the same planet as them and once by a small bee that got stuck under the tonque of my shoe. Why did I deserve that, he was dumb enough to fly into a stinky shoe? I didn't put him there.

Whereas Chica, and Laverne and Shirley have never harmed me at all.
 
Mary if you get this house with the gorgeous kitchen and bowling alley dining room - are you allowed to have fainting goats, and maybe a token Emu or two?

IS California a nutsy place to buy a home or is this typical of real estate deals over the whole country? I've been in the same place for 45 years so don't know what has been going on.

Real estate is way overcomplicated, in general, if you ask me. They change rules all the time, make more rules, etc. I hate the way it's done. Needs a complete overhaul. People are just nusty, diva. Agents, buyers, sellers, mortage lenders, inspectors, etc, all have to do their part like a well-oiled machine to make things work within a framework of complicated real estate rules. Not easy to do anywhere.
 
I think real estate agents cause a lot of the issues to protect their jobs. They take a pretty big commission for doing less and less work. Buyers no longer really need an agent to find listings and neighborhood data. The title company and/or lender will walk seller/buyer through the process. The county auditor can tell you which inspections are required and which are optional. A standard offer sheet is freely available. For the seller it's more of a convenience.
