I have just gotten home from signing the real estate offer paperwork for a different piece of property. This parcel is 8.28 acres and has been on the market well over a year. I have driven by this place on occasion in the normal course of travels around the area, and always admired the wrought iron fence & gate, but I wasn't looking for property then. I've also seen a Black Australorp ranging freely in the driveway of the property on the other side of the road.

Today the broker and I heard a rooster nearby whilst we checked out the property.

. She went back to her office to get the offer paperwork ready to sign tonight.

My contractor friend happened to call me a bit after the broker and I separated; I invited him to meet me at the prospective new Chicken Farm for a good, long walk-around. After all, he will be building the coop and doing other projects for me. So, now, he already knows what repairs need to be made on the shed and one room cabin and its attached deck. The coop and run comes first, though.

We discovered evidence of a long gone, possible marijuana grow way off on the other side of the currently dry stream bed. The broken sections of white PVC pipe and valves obviously once connected to the well led us to it. Dunno if the grow site was still on the same piece of property or an adjacent parcel, as we do need to have the parcel corners clearly identified.

The sellers are "motivated." I am trying not to get too excited. I like this location, the property and the situation much better than the one which fell through at the beginning of this week.
is that in the same area? I think there was a huge bust down by the big pond closer to Mount Aukumn a number of years ago. Farm and people long gone now

We are having rabbit stew for dinner tonight. A friend of ours raises meat rabbits and gave us a carcass. None of us have ever had rabbit, so it will be nice to try it. She said it is leaner than chicken, so can dry out easily - so to braise it to maintain moisture.

Yum. When my son was showing rabbit we ate it now and then. Although never our own, he couldn't cope with that. He didn't have a problem with eating someone else's though.

There was a family that ran the show in Reno every year. The club put on a potluck from the members and that family would BBQ rabbit. They would save up culls in their freezer for the event. That was the best darn rabbit, they marinate it and then quickly grill it.

Anyone that volunteered to work during the show got to eat at the lunch.

I know THAT property; it was pointed out to me some time ago. That pond (labeled on Google and Mapquest maps as "D'Agostini Reservoir") is fed by Spanish Creek. There are several small lakes in Showcase Ranches dependent upon Spanish Creek waters before it empties into what *I* call "Leedy's Lake." :D The seasonal stream on the parcel I'm hoping to buy is part of the Spanish Creek watershed system but further upstream and outside of Showcase Ranches.

I mentioned the old grow site to somebody and her response was, "In El Dorado County? Say it ain't so!" followed by snickering.

My real estate broker is Leedy D'Agostini, the sheriff's mom. Her husband runs a logging company. Their house overlooks the reservoir which feeds their landscape irrigation - her husband was out clearing the pump inlet when we took off to go meet the seller's agent to view the parcel yesterday morning.

Yup. Near the intersection of Fairplay Rd and Omo Ranch Rd. 2400 foot altitude, about 200 higher than my spot here on Old Outingdale Rd. Five road miles from here - easy drive - no "engineered" (gravel) surfaces to traverse, unlike every other property I've investigated so far.
