Quick run down on how to find out if your legal not with the city but with your subdivision restrictions.
1. If you own your property and have a copy of your land survey.
A.) There should be a list of Volume/pages restrictions. On those pages at the clerks office you will find what is allowed and what is not allowed where you live.
B.) Dont have a survey? Still have a title commitment? Schedule B of the title commitment lists the same volume/pages for you in the top paragraph.
C.) Have a copy of the Subdivision Plat by chance?
The same volume/pages are listed on the plat
2.) Have nuthin but an address?
Contact (Said County) _____ Central Aippraisal District
Most can be found online. search address. If its not online a simple call will do.
They will tell you the vol/page of the plat over the phone.
Find the name of the subdivision and vol/page of the plat records.
Next head to the County Clerks office (was fun for me) and look at the plat for the vol/pages.
While your in the office look up the vol/pages and you will see what your neighborhood allows and what it doesn't.
Option B could be done for a property you were seriously considering purchasing before going into a closing and finding out this stuff. It is also a way to find out how to contact a property owner.
