Texas

no snow here yet.. we could use the rain.. but I'm allergic to snow.. I had enough of that when I was stuck up north for a while.

I went to MCCamey today and it snowed on me all the way. Suppose to get 6 inches. Last time they said that we got 1FT.5 inches last January. The aviator pic is my Koi pond with the snow fall from it last year.

Imprfctme, unfortunately, most of Flower Mound is upscale and the HOAs can be a nightmare. I worked there for 6 years and grew up in a nearby town. It's also land locked so property prices are high. The city ordinances are pretty strict too. If you're looking for some acreage or even some property zoned for livestock, you'd be better off looking towards lake Lewisville and some of the small towns between Flower Mound and Denton. There's some beautiful property there that is still within Flower Mound school district lines. Hope you enjoy your move to the great state of Texas!

Oh yeah - the HOAs in the DFW area practically tell you when you can use your own bathroom. If you want to do what you want, when you want, and how you want - commuting is a better option.

Thanks guys, so much this is really helpful. Where I live we don't have HOAs, all our developments are almost 100yrs old already. I never really understood the whole thing as a concept but it especially doesn't make sense in the context of Texans - you all have a reputation for being somewhat independent. Sorta seems "un-Texan" to me, you know?

If anyone has a real estate agent they can recommend please PM me their information. It's pretty clear I need someone that can actually navigate this area. In return of course, if anyone needs anything related to NY don't hesitate to ask me.

Thank you thank you thank you!!!

Well hello from West Texas. Glad to meet you. Just wipe the poop off the boots before climbing in the truck is my moto.

Will do! Unfortunately I seem to forget to wipe them off before coming in the back door.... groan.... I try to practice clean bio containment but it is harder to remember in cold weather. And let's be honest, I am out there messing around the birds in my PJ's more often than I care to admit. Eww. :p

How does one keep the squirrels from eating the chicken feed while they're out free ranging? This has been going on for a couple months and I hate taking up their feed for all day. There's nothing else out there for them to eat during the day. While the weather was nice, I'd go out and sit while they ate the feed during the middle of the day and then I'd take it back in. BUT I'm not going to sit out there in this miserable weather. Any suggestions?
You can try mixing hot hot chillies with the feed. Birds like them but squirrels will avoid it. This also works for keeping them from chewing on your house. Long story short, I worked in a pet store and someone came in asking for advice on how to keep squirrels from chewing on stuff - turns out they had treated their shingles with linseed oil which the rodents found delicious. I told them to mix a spray of tabasco and water and hit the areas they were working on - it worked.

Oh you read my mind. I'm usually in PJ's with mud boots in the barn. My DH always tells me you give a new fashion statement to raising chickens.

If you decide to try to live in a more rural area, when you look for an agent, look for one that is from a small town and/or is accustomed to showing non-suburban houses.

We had an agent recommended to us when we moved here and she was just awful. She didn't understand that we would rather live in a shack in the country than be stuck in a move-in ready house in a neighborhood where we were restricted on everything. All she wanted to do was show us houses that we couldn't afford and wouldn't want to live in anyway. When we insisted that she put a bid down on a house in the country (fixer-upper) she literally dumped us as clients because she didn't want us to buy the house - kept saying we would hate it and blame her. Fortunately a nice realtor from one of the small towns near the property understood us better and was more than happy to help us get country property and all the info for the area that we needed.

Most Texas appraisal districts are online also, so you can check out property taxes for houses you might be interested in.

Last summer hubby kept getting after me for going out in my short nightshirt in the mornings for chores - said that people out on the road might be able to see too much when I bent over. Nobody had a wreck while I was out there so I figure they kept their eyes on the road.
