If basic power tools aren't a problem I'd consider a prefab shed. They are easy enough to add roosts to. Extra ventilation too. Likely cheaper(also more fun in my opinion).

TSC coop kits are only designed as a GATEWAY into the poultry world. Once you become established and "seasoned", you will become more savoy and thinking more practical wise. Eventually Chicken Math will teach you the ropes faster than a TSC coop falls apart from the weather.
If you decide to go PREFAB, only place 2 to 3 birds in there to avoid subjecting them to issues due to over crowding and "NO ESCAPE" room from bullies.
Sometimes the short road is shorter than the long road, but longer in the long run.

140 Sqft or build an interior partition 4' in and you still have 100 sqft adequate for 25 birds, plus 40 sqft for feed storage, supplies, equipment. Of course a pop door would need to be fashioned and windows cut and screened, ventilation, roosts and nest boxes fashioned. All could be done with re-purposed materials and scrap for next to nothing. Seriously... if your nephew or his family friends have a little power tool capability it could all be done in a day.

12 birds. He's gonna need 48 s.f. MINIMUM in the coop, and 120 s.f. of run space, and a minimum of 5 s.f. of ventilation. If he skimps in this area, he will be setting himself up for problems with air quality, aggression which can lead up to blood shed and cannibalism, increased likelihood of disease and parasites due to crowding stress.

A shed style coop can be easily built. A cattle panel coop would be even easier to build. Check out the Wood's open air style coop. And check out Sunset Sheds and Garages. Sunset puts out a number of little books that make it possible for the "newbie" to understand how to successfully put a sturdy custom designed building together.

IMO, pre fab coops are junk. Falsely advertised, designed by folks who are clueless regarding the needs of a chicken or the poultry owner.

Looks like the shed I linked is the same as the one from Lowes posted just before me. OK, then buy whichever is cheaper and they will ship to your (his) nearest store (HD will).

Looks like the two sheds are identical. They are just named differently for their respective stores. Dimensions are identical, pictures are identical, stats are identical... Only difference is the cost.

For $843.13 you can upgrade to the vinyl coated steel in the same dimensions. Priced the same at either store.

Of course there will be added expenses for the modifications (<$100.00) and the run (~$4-500), but the run would be an added cost anyway, even from the "builder" and this is much more than the minimum space required for 12 birds. He could actually keep yard tools in there as well if he wanted.

ETA: There is also a shed with a wooden floor/base for a few hundred more if you waned that, but That can be done easy and more cost effectively by your nephew with local sourced materials if he wanted to do that.

Those prefab coops at TSC cause people to be let down all the time. Happens to everyone.

Likely could go down to a slightly smaller shed, still beat the contractor quote but with a much bigger run, end up with a set up that won't be disastrously outgrown before adulthood.

It is made of Steel and would be much too hot in the summer.
