Call King County Planning and ask them for their flood maps for that neighborhood- they should be free or at least very cheap.

The Green River Valley flooded pretty thoroughly last winter- one of my cousin's daughter's was pregnant and worried about having to evacuate and leave all the baby stuff behind so I remember it well! When you go to look at the place in daylight check fences and low branches for flood debris, especially dead grass and algae, caught up in them, and look for high water lines on outbuildings. If the place was in the main current of the flood, blackberry plants will be laid out flat and parallel.

The seller has to disclose if the house itself was flooded, so be sure to ask about that before you get too attached..

I have a friend who has been in Black Diamond for 30+ years and loves it.

When we were looking in North Bend, if the price on a house seemed way lower than it ought to be, it usually meant the place had flooded. There is an unincorporated neighborhood in North Bend (Shamrock Park) completely surrounded by incorporated parts. The city won't annex them due to flood issues. That could be another warning sign. The reltors always disclosed when I asked.

past flooding is not this houses issue.... It needs a total rehab in the original house half and a partial rehab in the new half it also has i think 180 different types of bamboo.... which could be a problem but I like bamboo and know how to get rid of it if needed.... Its the boonies BUT its close enough to work that I could work from home, it has public transport within a couple miles of the hosue... and it has space for my critters and projects...

Oh and did I mention with in my very low price range?

part of the reason I'm always broke is that mom and I have been setting aside money for down payment on a house. and well my income is not stable in the least atm....

it helps to have a topographic map, or check it out on Google Earth

draw a line straight out from where the valley of the pass opens up, basically at the highway starting just east of town (by the golf course and the fairgrounds -- though the area south of that tends to be in the wind shadow of some volcanic cone hills) --
angle that line maybe 10* north of straight west

then draw a line diverging about 30* starting at that point, on either side of the line you just drew

that is pretty much the "cone of destruction", and of course the further east, the narrower the cone but the greater the damage

think of it as being analogous to a gigantic leaf blower

as I recall, the visible damages we could see, pretty much stopped about 5 to 7 miles north and west of town

for awhile I lived between Auburn and Kent, next to the Green River, just north of the Auburn golf course; in three years we never had any flood problem though the river was just across a hay field from us .. with the normal water level maybe 20-25 feet below ground level at the house -- the landlord said he'd had floodwaters only once in 30 years
 
OK somebody here was recently asking me about getting HONEY BEES in the spring. Here is yer heads up. NOW is the tyme to start planning for spring bees. You need to find some place that you can order either a "package" or a "nuke". The best way would be to hook up with your local club. I can also order bees but then we would have to figure out how to get them installed in your hive at your location.

The area is for the most part very conservative compared to the rest of King County. The other problem is transportation. The buses do not run at night. All the roads in and out of the area are two lane highways, with fairly high speeds, unless you get behind a slow poke.

After nearly 20 years, I can say that I regret having chosen to buy a home out here.

The winds have not been bad for the past 6 of 7 years. The big winds hit us right after they logged up in the Chinook Pass area in 1982. The area took 120mph winds that winter. The last big blow was Dec of 2004. We lost our roof that year. So I have a feeling that we will be okay until they log again. It will depend on how long they planned the the re-growth for. It is normally about every 30 to 50 years. We are now coming up on the 30 year anniversary of the '82 logging. It will be interesting to see what happens in the nest couple of years.

I had a wonderful visit with eeine yesterday. She helped me tidy up the house some, and then we went and had an early dinner. I am looking forward to FlyRobin coming by today or tomorrow. I am going to have eenie drop by also.
