Is it really any bigger than 4x6, which would be my guess?

4x6 is real small.

Also I have a hard time envisioning them using durable materials and durable construction if the whole shebang is only $200. Very, very skeptical... STRONGLY suggest you see it in person first.

Not trying to be a wet blanket, this just TOTALLY does not sound like it would meet your needs (although obviously if you want it as a small playhouse for your kids that's a separate issue -- tho I'd still be skeptical of how well constructed it is for that price, especially if that price is 'delivered')

for 1 of them, delivery is $142.00
2 is $165.00

If I get 2 for the chickens/ducks that would be 8x8 and the third one would be for my boys. I am skeptic too. If I buy one, I would have to pay full $142.oo for shipping and if I like it and order 2 more, then I have to pay additional $165.00 for shipping. So the difference in ordering 1 for now and 2 later would be $102.00

That is only 1.5 sq ft per bird if they distribute themselves equally between the two coops. Or if you (as would really work better from a ducks-and-chickens perspective) give the ducks one coop and the chickens the other, it would give the ducks nice living quarters and I do not know if you could even pack enough linear roosting space into a 4x4 coop for 19 chickens or whatever it is... anyhow it'd be about 0.9 sq ft per chicken if they chose (or had) to pack themselves all into just one playhouse.

To get 8x8's worth of 4x4 playhouses you would have to buy FOUR. And it would not be as good as having a single 8x8 coop.

I know it's tempting to go with kits, but I'd find something larger. It's not going to be as easy as you think trying to combine the two. It may cost more to buy a shed kit, but in the long run I think you'll be happier. If you're not going to use the old coop you can salvage a lot of materials from there....maybe even make it into a cool place for your boys. My boys turned an old 3 sided horse run in into a club house just by tacking up a blanket over the opening. They're boys...they don't even notice if it's pretty.
