Who here owns 5 or more acres?

Just have to be VERY careful in TN since many of the mineral rights are owned by the Gernt family, especially on the Cumberland Plateau. As long as we check that out on anything we think we want to buy, should be fine. And someone would have to buy this place first. Nothing wrong with it, just that we can't pay the taxes on our static income.

What sucks is having to leave a place we have lived in longer than anywhere in the entire 37 years we've been married after having done so much to make it into a nice little mini-farm, a place that was finally starting to feel like home. The thought of starting over is depressing.

I can only imagine. I have never lived in a place long enough to see an orchard blossum or even chickens grow up, but I long for that so badly that I can only begin to imagine how painful that possibility is. I wish I knew more about such matters to try and help you keep the home you have, or send you to someone who can.

Can't afford the taxes on any place in CA, Dennis. Plus, never had any desire to go there, not even when we lived in Colorado and twice in Utah while in the Air Force. Heck, we didn't even get as far as Las Vegas when in Utah. And they have an income tax, too.

I think your income would be exempt. Also you will get a break on property taxes. A lot of areas has lower property tax rates.
Western Az. is nice. I know a lot of people that have retired to there.

I think you're just trying to stay away from me.

Yes, we did like Colorado. I like the dry air at that altitude. Snow is powdery. Same in Utah. My older son was born in Aurora, CO and my younger son was born in Ogden, Utah.

As far as affordability goes, there are places in Central Florida that are very inexpensive to live. Florida has no income tax, has homestead exemption that keeps real estate taxes reasonable, very difficult for anything to be attached by creditors, you are an hour away from the beaches on either coast, nice rural communities and people, very few governmental restrictions, and some of the best real estate bargains in the country are right here. If the Governor would only move to Georgia, it would be perfect.
 
We own a bit under the five acres being talked about, but wanted to comment on something....
One lot I had passed down to me by my Grandfather, the rest I bought from the rest of the family.
I paid cash for all but the last two lots, it included a well, septic, drive, an older mobile home, a metal shed, and other improvements. That one I paid half down and the owner financed the rest.

Our taxes on the land here last year was $80.00. The tax on our 15 year old mobile home was $165.00, the tags on the truck (A mid 90's four wheel drive Durango) was $24.00.

We do have a homestead exemption here, but I haven't signed up for it yet.

Rural smaller parcels of land in our area runs around $1,500 up to around $2,500 per acre. Large parcels run as low as $300.00 per acre for cut over rough timber land.

500% raise in taxes is not only wrong, it's stupid and to think after serving our country your husband gets NO break?????

You might not be able to beat the powers that be but you can darn sure let them know how sorry they really are. And I would. Loudly, often, with passion and right to their faces. They'd LOVE me on election day.
