When you buy a foreclosed property (DL, you might know all about this already), you can't do anything for a year
Not here. My first flip was a foreclosure (bank, not county) and we got it about 6 months after the foreclosure transferred title to the bank and they sold it to us. My last profit flip was also a bank foreclosure. Same deal.
 
That was a GREAT deal!
A person who would know said that we could not put up the pole barn on the property for under $65k. And that was years before Covid and sky high prices. There is a garage near the house that the FD can't promise won't be damaged by burning the house. Cross our fingers on that one. There's another out building that it would be nice to save. (For yet another project.) The pole barn is far enough away to be safe. It needs some work (another project), but looks to be in good condition despite the raccoon poop.

We bought the property, and are very glad we did. We have gotten solicitation letters, notes left on the gate, and people who have come up to our house asking if we'd sell it. Nope. Got all the neighbors we want.

If we hadn't bought it, there might be 2-3 houses out there now. NIMBY, I know. But we sure do like our nice quiet space out here.
 
Just made an appointment to have our doxie put to sleep.

We know from the minute we let them into our hearts, that one day they will break them.
The joy we gain by loving them will, in time, once again outweigh the sadness they can bring to our lives.
