Oh I wish, mutt. I am in the Bay Area, you know, San Francisco politics here. You've got to go way far north or to the gold country, or central valley... There are places, but Texas sounds awfully appealing to me.

Wets Go! Weawwy! Wet's get outta here! I have friends in Grass Valley area and NW of there. Niche communities, but I can't afford to retire in Ca.They will tax both of our retirements. NY is the worst, CA is #2.

Look a little north toward the Dripping Springs area, just SW of Austin.
