Horrible News, Now In Full Panic Mode! (kinda long)

Wow. What a nightmare. I do hope you have Good Luck finding a better place. Maybe one that's rent to own? It seems like the same story all over. People are losing their homes left a right to landlords that are losing them to the banks. There's a couple in our neighborhood that just found out they had to move because their landlord is being foreclosed on. They stopped paying rent and tell people, until they start eviction proceedings, they are staying and not paying until they save up enough to get into another place. worse part. The landlord never paid any of the mortgage and says he can't give them their last and security. It's a bad time....

There are weird dealings out there now. Also some realtors know about bank foreclosures that the banks what occupied so they're using realtors and management companies to find renters until the foreclosure mess is resolved. The properties that most fall on this list? Fairly large isolated ones that they worry will be vandalized......

Get busy calling people and asking - the worst they can do is say no. Like the others said, you never know who will have your answer.

Check your address or lot on the county recorders website and see if they are behind in payments or something.
 
THANKS SOOOO much for all the advice everyone. There are so many realators out here, I dont know where to start with calling one to find out about rentals. I am concerned about the whole market right now, my biggest worry is,like stated earlier, what if we get into a great place and the owners default or change their minds and we have to move again? Ugh, its all so stressful and scary.

There is a house that has been on the market repeatedly in the last 2 years, its 100% PERFECT for us, but now its off the market again (the owners want too much and it wont comp out for a loan to anyone). So I am on the verge of finding a way to talk to them about renting it from them. They are very well-off (kinda 'trust-fund babies' kinda thing, but an older couple w/no kids) and they have had some pretty hard times with our community and making themselves unpopular in the neighboorhood.
I considered a lease-option offer to them, but we arent in a good enough financial position to offer some big deposit right at the moment.

How do I go about talking to basically strangers about maybe renting/lease-optioning their home? What do I say and how doI contact them? I was thinking a letter in their mailbox or something like that? Their driveway is fully fenced, so driving up to the house and ringing the doorbell isnt possible, we never see them outside when we drive by and I dont know their email or phone #.

I figure we have nothing to lose by asking, I just have NO idea how to approach them. Oh, and they are kind of cantakerous, older folks, so I have to consider they may be not the easiest to get along with.
 
Might help if you tell everyone what town you are looking on. Online searches can find a lot; also, put out some wanted ads, telling people what you are looking for. Start looking now, what are you waiting for?
 
Don't put the cart before the horse and have a knee jerk reaction! Sit down and breath and then make a plan of attack. List what you need and what you want and take it to a Realtor. You have 2 and half months to work on this, you don't need to list anyone right now, give a chance and you could find something sooner than you think.

You can search for rentals on realtor.com now. I'd start there!

Are you in California? What part? I live in Orange County and there are a few rentals/leases with horse property, etc.... Alot of us who bought years ago are in a good position now and are leasing our homes and taking advantage of moving up while prices/interest rates are low. I am looking for horse property now. I board my 2 horses, but we are allowed to keep 5 hens on the property that I currenty own and live in per city ordinance. So, If you find a place for your mare, then I would just look at rentals and ask plain and simple if you could keep the chickens on the property. I myself would rather have chickens outside than a cat in a rental property. Dont get me wrong, I love cats, but if not cared for by responsible owners, they can really damage a property's interior. A few places to check: Horsetrader.com; craigslist; or just search rental properties in whatever area you want.... dont give up. I will work out. I wish you all the best.
