I need a duck house!

Summer Hawk Ranch has lots of pretty options plus you can buy multiple runs for more space. I don’t know if the coop would be big enough for 12 ducks tho.
Also use an electric fence, they will drastically cut down on ground predator attacks. Trees and bushes are also great for hawks.

They are cute, but none of those would be in the budget stated nor big enough for 12 ducks.
A shed would be a better option for 12 ducks.
 
Hoop coop!!! Cattle panels, and wiring. My ducks hate sleeping in anything with a roof. They freak out. So, embraced it and and just put a tarp over the top in Winter, open the rest of the year. It is 16 x 8 feet. Hardware cloth dug around the edges or a skirt. Whatever kind of door you'd like to build. I have 12 free range ducks and it is more than enough space. It's a great affordable option and you can even get fancy with it and plant vines to cover the wire.

Great idea. I always forget about hoop coops.
Funny enough, my ducks freaked out just recently when I put a tarp up to provide extra shade.
 
Unless I am misunderstanding your post, 4x5 is 20 square feet which is enough for 5 ducks, not 12. I have a 4x4 playhouse and have 4 ducks. At first, I thought it would be overkill, but now, I see it is just fine. They only use it at night. Anything smaller would be too cramped with no room for movement or for them to get away if one is being naughty.
Does everyone agree with the duck house size guide? I can understand if a drake was chasing ducks around but my 4 drakes slept jammed in one corner. and the two pekings sleep side by each

I agree with the size guide. Even though the ducks mostly move as one when they are inside, my girls pick on each other just as much as my drake picks on them and I feel they need extra room if they need to get away.
As well, where will you have bedding for them to lay eggs in?

Sorry that I wasn’t clear, I mean four feet high walls with a pointy roof, making it five feet in the middle. I don’t usually comment very much on anything, so I sometimes sound confusing. I’m definitely going to make it much bigger, as I will always be worried for my duckies, even if I get the equivalent of Fort Knox for them, so I will give them enough room to try to run if a raccoon or something gets in.

Ok. I see what you mean. A pitched roof 5 feet tall. ;)
Honestly, with your budget a hoop coop might be the way to go. You can fortify it as well as any built coop. Good luck. When you decide and start building, keep us updated.
 
This is mine. It was made 4x4 by my choice. I have 3 ducks. This when I first set it up. It has hardware cloth on those oprn areas up top
