Kentucky people

Well after a fast trip to the library today to access the PVA site(and not have to pay for it) Here is the latest scoop on the property, plus I got the contracts via email.

The House is a 2 story frame house, V2 Vinyl clad frame construction. Interior size is 2,432 sq ft. the lot size is .23 acres or 50 x 200 feet. I have written confirmation that they will repair/replace anything that needs to be done to bring it up to codes within 30 days after the signed contract and deposit is received. Plus I will be consulted on all repairs by the contractor.

My monthly mortgage payment is $350.00 + $50.00 per month for insurance and $75.00 per month to go in an escrow account for the taxes, bringing the total monthly payment to $475.00.

The purchase price is actually $40,383.00 minus the initial payment of $500.00 for a balance of $39, 883.00 on a 30 year fixed rate mortgage at 10%.


Yes I would love to move to the country, however there isn't much in the way of buying something on a land contract to deed out there, and this is a nationwide company that buys foreclosed homes and then sells them to people who cannot go out and buy a piece of property.

That is so cool! Is it in Louisville also? I think I missed that part somewhere.
 
BTW - I talked to Kenny tonight at the auction, and he said the price on that 50+ acres is 150,000 (oops

) but, it does have a septic that is only 6 or 7 years old, and has power and water (county) because the owners daughter had a house trailer set up there at one time.

So, anyone interested, it is a nice property - all you'd have to do would be to put a house or pull a trailer onto it.

although - you can find cheaper land out here - I paid nearly a third of that for my 25 acres.

I think that pair of geese I picked up tonight for my friend are embden mixed with brown chinese. The girl looks likes she is trying to get a knob on her face. They are pretty (and HUGE).

I put them into the chicken run for the night - hope he picks them up soon

I never did find him any POL pullets for his price he wanted to pay. Plus, most of them were RIR or Game hens. I almost got a couple game hens for George, but I didn't.

I only sold one duckling - Oh well, I'll just take them back again next week.
 
Shelley, yes the house is in Louisville. It is on Portland Ave which is one of the main drags in my section of town. So it will be easier for people to come and visit me as the house is only a block and a half off the freeway and almost right across the street from the Portland Museum.

Meri, that sounds really nice, but unless I hit the Lotto out of my reach at the moment.

I just loaded up 2 cabinet incubator's. 10 dozen buff orp's...8 dozen golden comet's...5 dozen delaware's and 5 dozen white leghorn's...oh yeah...and 2 silkie egg's...lol....I will be having plenty to sell.....

I don't think 5 bucks each is too much to ask (I even offered all 6 for 25 bucks).

It was busier tonight, though, Kenny said it was REALLY busy last week. I expected last week to be dead with the cold rainy weather.

found out tonight that Kenny's wife (haven't met her) lived in Grand Rapids, Michigan before she married him and moved down here. Small world, eh? He said her dad moved, though, and lives in Nashville, Michigan (I also lived there for a few years).
I may have to have him bring her along to the auction so we can compare notes next time

I liked Nashville, small town, lots of Amish - except for the nasty winters, it was a lot like Columbia, KY.

He is so miserable!! He slept the whole time in the truck at Sano, and now he is sleeping again! I took him to the doctor today, and they gave him that flu medicine that is supposed to make the symptoms not as bad. I guess it helped, cause he tried to eat a little while ago. Not much, but it was better than nothing, which is what he had eaten so far today.

I only had 1 more quail hatch today, so I'm thinking they are more or less done. I do remember setting some of them a few days later, cause I didn't have the room, but that would still be like now, or the next few days anyway. We'll see. I almost have enough babies for the order that I have. He wanted 50, I think I have like 40-45. But most of them are A&M. He had wanted both, so I don't think it is that big a deal.

I also FINALLY have some silkie babies!!! 2 of my replacement eggs from the ebay seller have hatched!!

One is cuckoo, and one is buff!! And there is another egg that is pipped, I think it's a white, though I'm not sure. I hope more hatch, cause a lot of them looked good!!

The game had 10 or 11 eggs at last count, and one silkie has 5 eggs, the other has 4 or 5. We gave her 4, and I'm not sure if she had one already. She started setting last night, and she didn't have an egg then

Silly girls!! I need to get out there and see just how many eggs the game has, and mark them. I know she had at least one egg 'donated' to her already, so I need to mark them to know how many she has!

Meri~~~ Did your chickens stop laying when you switched them to that 16% feed? My millie hen i got from Cindy was starting to lay every day, and I haven't gotten any eggs for a few days from her, like 4 or 5 days. Plus, I am feeding it to my ducks, and haven't gotten any eggs for 2 days!!! And on Wed. I only got 1, instead of the normal 3

I will probably put them back on the flock raiser, or at least mix it with the 16%. How much is the layer mash at that other feed store? I might just get that.

And dad still has a lot of POL pullets for sale, only 1 or 2 are RIR, and they are mixed. There are 3 pure-looking buff orps, and 3 that are buff orp mixed with something. Almost all the pullets are mixed, except 1 SLW and the 3 buff orps. He was asking $8 each for the POL pullets, $10 for laying hens (mostly RIR) and $6 for roos and cockerels.
