How many eggs are you thinking of getting?
I'm thinking 4.

No one was home just now so I put a note under the door. If I don't hear back from them tomorrow, I'll get eggs from a chap on the backyard poultry forum.
 
Hopefully it turns out a happy experience :fl I don't know much about that rooster's fertility. I don't know much about Peggy's capacity for motherhood. I have no experience of hatching. But if her instincts are as strong as they appear to be, hopefully things will turn out well.
Where are you going to let her sit MJ?
 
Tomorrow's forecast is for 38° so I'm thinking it will probably reach 40 at my place. Is that too hot? It will be around 10C cooler with the misting going.

Peggy seems to think now is the time, she's good to go. I'll mix their dinners up then pop down the street for a chat about eggs.
I think up to 35C at the nest site is bearable. Had broodies sit and hatch in that temeperature range in Catalonia. What you will need to do is add extra shade spots for when mum leaves the nest with the chicks. You'll need a few so mum can keep away from thhe other hens if she feels like it.
