Remember every house will sustain the usual wear and tear. A busted window or broken faucet are not damage. Life happens to them and us. Maintenance is your responsibility. We had one landlord who wouldn't fix a leaky toilet even after I bought the seal to do it. We made lots of mistakes like doing the painting ourselves for no compensation.

I disagree with part of what you said. "Busted windows and broken faucets" are damage, not normal wear and tear. Unless the window does not work correctly and slams down and breaks, it is the tenents responsiblity to fix it. And I cannot imagine how you would break a faucet. A leaky faucet is not the tenents responsiblity but actually breaking one? That's all on the tenent, assuming it was in proper working order when the tenent took residency.
Dirt, dust, fingerprints,chipped paint, scuff marks on the floor and carpet...that is "normal wear and tear"....broken ANYTHING (that was functioning properly at the beginning) is not normal wear and tear and can be subtracted from the security deposit. Beleive me. My father has had it hold up in a court of law. Once the place was so filthy the judge gave him reasonable cleaning costs on top of damages.
