Remember every house will sustain the usual wear and tear. A busted window or broken faucet are not damage. Life happens to them and us. Maintenance is your responsibility. We had one landlord who wouldn't fix a leaky toilet even after I bought the seal to do it. We made lots of mistakes like doing the painting ourselves for no compensation.

I disagree with part of what you said. "Busted windows and broken faucets" are damage, not normal wear and tear. Unless the window does not work correctly and slams down and breaks, it is the tenents responsiblity to fix it. And I cannot imagine how you would break a faucet. A leaky faucet is not the tenents responsiblity but actually breaking one? That's all on the tenent, assuming it was in proper working order when the tenent took residency.

Dirt, dust, fingerprints,chipped paint, scuff marks on the floor and carpet...that is "normal wear and tear"....broken ANYTHING (that was functioning properly at the beginning) is not normal wear and tear and can be subtracted from the security deposit. Beleive me. My father has had it hold up in a court of law. Once the place was so filthy the judge gave him reasonable cleaning costs on top of damages.

Rancher my mailman as a young teen told me what college I got accepted to, I hadn't picked up the mail yet and he was like "congrats on Miami and stony brook! Which one are you going to choose?" I literally felt my jaw drop and ran home , I never realized how much they pay attention to what gets delivered etc.

My husband loves me because of my first two loves :) lol when we first moved in together he gained weight very quickly, the running joke was that I fattened him up so no one else would love him. Funny part is now I am always watching what he eats because he recently got a borderline high cholesterol test.

My family does come first though so tab I would have to agree with you there...luckily they enjoy my hobbies.

craaaaaaaaaaaaazy busy day at work today then back here to feed and water my chooks. =) But good to be working for an actual paycheck again even if I am pooped. Hope everyone else is doing well. =)

My chickens are holding out on me, only nine eggs today. WT heck is that all about? =)

Hubby was home watching Little Girl today, darn school staff days. He informed me the 'kids' were bad today. The smaller ones have been sneaking under a section of the fence that I can't get tight enough to the ground. Normally they just wander through the horse barn and paddocks or close by on the lawn, so I haven't worried much. Nope, today they went wandered far and into the road. And they have been laying in the stack of hay, rather than the coop or a small muck bucket that I sat in the corner of the stall. Bad chickies! I installed a short section of real real old chicken wire, pushed tight to the ground to keep them in. Won't stop them from flying over though.

And I gained some strange off-white chicken, guessing an escapee from the Amish neighbor except it had all of its feathers. The rest of their chickens are bare backed or in constant molt. So much for 'bio-security' and quarantine. Figured it would happen at some point though.
Amish neighbor bought a dozen eggs from us, their hens hardly lay. $2/doz. And hubby has a couple at work that raised chickens, but they culled and are starting over and their pullets are not laying yet. They like them so much they insist $2.50 a doz, 2 doz a week. So with the feed, that makes us....... yep, still not quite break even, but closer!
 
Landlords out there, go to Staples. Get the lease there and use it. I do think it cost about $15 for 4 copies (maybe more), but we just photocopy it ourselves to use again and again. There are lots of blanks to fill it to customize it. BUT the best best best part is clause 26....After the lease becomes a month to month (a NYS Law that if a new lease isn't signed yearly then the exsisting lease becomes a "month to month" rental agreement at the end of the lease term) After a year and it's a month to month clause 26 says that "either party can terminate the lease with 30 days written notice". OMG that is soooo liberating. We didn't have to go through eviction because of that clause. We did have to have the police clarify it for the tenents. The tenents called the police because we were changing the locks and asking for the keys the day after they were supposed to be out of our property. The tenents claimed we couldn't do that. WRONG. They signed an agreement that said they would get out within 30 days if so notified, in writing, to do so. The police told them they didn't have a leg to stand on, that no eviction was needed because they signed the lease (a legal and binding agreement) of their own free will. So they stole the appliances. White trash. The worst part of being a Landlord is the distance we have to go to check on the place. If I owned a place local I would not have these problems because I would pick up the rent monthly and start evicition the second they showed they were not worthy of renting my dwelling.

we only do pay or quit....pay or get out!! Don't know if that is the same as yours, but it sounds like it after a year...... We only owe 2 more years on the rentel, but to tell you the truth, if the current tenants leave in a year, we will move the trailer, and turn the yard into horse pasture. I am so sick of people.

Work is turning into a hell hole. One would think in the health care industry( and yes it is industry!) that it's employees would be treated as employers want us to treat the people we deal with.....but today is Tuesday(my Friday) and I shared a bottle of wine with a good friend, and I don't have to work for 2 days....I am taking a riding lesson tomorrow....I need to think about the positive.....
 
Reading the posts about renting give me the creeps...we rented our previous house out for 10 of the most stressful years of my life...
We always had a lease, but it made no difference. Twice we went to court to evict for non payment and won. Both times the renters declared bankruptcy & we never got payment.

One of them we read in the newspaper that 2 years later, had bought a house...we were flabergasted...how did they get a loan for a house, when we had the lien agains them? Who knows...

Finally, we sold the house, and it was sooooo great...no more anxiety about it...And yes, you wouldn't believe what people did to it.

We rented once to a single guy for 6 months. His employer gave us all kinds of recommendations. Well, he left in the middle of the night, never informed us he was leaving. We found out by accident a few days later. We went to do some work on the house, and found that he had turned off the electricity, & we had had heavy rains, so the sump pump in the basement didn't work...added to that he kept his dog in the cellar during the day. and yes, he pooped all over it, and all that poop was floating in 6 inches of water when we found it....

Besides, he never contracted for garbage pick up, and there was 6 months of garbage in the garage...I was furious...but we didn't know where he went so couldn't recover our loses....

My recommendation...sell that blasted house and breath a sigh of relief...
