Yes. This will not be just about freak rain events and tidal surge where you guys are located. If I understand SDM's location correctly, then he needs to be scoping out some new ground that is higher in elevation and on greater slope, and buy it. I had a bet with a co-worker on this about 10 years ago that involved buying a meal out at the Chinese buffet. That time I lost and I have to take him out before summer is up. This time the guy I made bet again thinks I would win this time if bet where to be repeated over a similar time interval. Politics took precedence last time with his logic, now reality is going to have its way and lower LA will be frontline.

I'm glad I'm not one of those types that live in fear of what might happen. We all know the risks of where ever we live. For me this is home and I'll deal with whatever happens when it happens
