I am AWOL! We had appraisals, well test, and home inspections scheduled for two days so we got outta'a Dodge. We drove up to BoomTowm (Just outside Reno) in the motor home with granddaughter Emily. She was visiting to help us get ready for inspections. We cleaned the garage and basement and under all the cabinets with sinks so everything was available for inspection.

We got great news on our well test. I is producing 4.8 gallons per minute, les than half a gallon difference from when we bought the place. Well guy says it is doing much better than expected with the drought. I am pleased and relived by that. The buyer's bank was supposed to be doing an appraisal yesterday but I don't think the appraiser showed up. Today we have the home inspection which starts at 1:00 and is supposed to take a few hours.

With Cujo (aka Tucker) in the house the chaos of being onsite would have put us all over the edge! Much better that we sit it out in the casino RV park. Nice and cool up here too with a strong breeze. Internet access is sketchy at best so this is the first time I could stay connected long enough to type.

Wee have a bit of a crisis going on with the short sale we are in contract to purchase. It has a low producing well and the agent and short sale servicing company are trying to convince the bank to drill the well deeper. Right now it doesn't even come close to meeting county standards for gallons per minute and requires holding tanks. This is not such an issue for us because we aren't financing but when we sell it the buyer will not be able to finance FHA or VA with the well not meeting code. Plus, the whole deal is on hold now for probably another two or three months for them the decide and then get the work done. All the drillers in town are out 4 to 6 weeks in their scheduling. Our realtor encouraged us to start looking again for a house since we close in 30 days and have to be out.

So we are looking again! Yuck. We were so excited about the price of the short sale, that we are now trying to find something in that price range. Not easy, unless you want a major fixer.

We did find one and are going to see it today on our way back home. We've done a drive by and peeked through windows. Biggest downside is that it does not have a garage. Big problem. So we are checking around for pricing on garages. The interior of the house looks great but the outside is not much to look at. It is on an acre and I can have 6 hens. There is a coop there already but in need of a major re-hab. The kitchen makes my heart skip a beat. I love it except for the black appliances. Oops, Kelly is calling!
 
And most important how close is it to Kelly?

Is building a garage less expensive than fixing a well? I know when my well went in they had 2 dry holes, and ended up in the 8K range. And we were grateful at that to have gotten a good one.

I read last year that well drilling was very expensive in California--In the hundred thousand range.

Drought and all you know....

Drilling a well can be expensive these days. When we drilled ours, it wasn't bad and you paid less if it came up dry. Those days are gone, and you now pay full price, whether they get water or not.
 
I am back. Didn't get to finish my phone call with Kelly as my realtor beeped through. I always take her calls because I never know when I will get a call back if I pass on one.

Bottom line, we made an offer on the house and there is a three way bidding war. Our offer was countered and I accepted the counter for the list price. But, they are countering the other offers as well and the best offer wins. I love the house.

When we got back the buyers for this house were here with family members and their kids. They love this place. We talked for two hours! They read my blog everyday and love the Icelandics already. The buyer and her mother sobbed cried when they read about Lukka's passing. They would like to keep the Icelandic's and have promised them a good home and to never cross breed them. I agreed to Isi and his family staying here and being a mentor to her foray into chicken keeping. I am thrilled about that. I will take the old girls with me and add three more to make six if I end up with the new place.

As for the proximity of this house to Kelly, it is a little farther away but she drives by it four times a day. We had to factor in the cost of a security gate.

Now I'm intrigued on the location of this new place. How awesome that the people buying your place are happy to keep the chickens. It sounds like a win win for both of you. Good luck with your new offer.

Mary, considering all the trouble you've had with neighbors, you maybe ought to interview the potential neighbors before making an offer on any house. Me, I am secluded enough that it really doesn't matter much, though two neighbors are each about 250-300 ft from our house. Can't see any others, and and they can't see us nor us them when leaves are on the trees. We are trading our bottom lot to a guy who is putting a modular house on it to sell, but that is further away than the other two are and our lot in between will be fenced and leylands planted in any place there is a clear view (may not even be necessary, depending on where he puts the house on that 1.77 ac lot).

I realize that in CA, things are different. I keep telling my friend Ellie, who lives near Redding, that she isn't a CA gal and needs to move.

:lau. Just kidding! I am waiting for a call now to see if we got it! I am afraid we should have gone higher since there were multiple offers.

I am so hoping this deal on our house goes through. It looks good but we still have to deal with al the things the home inspector found. You know how that works. :rolleyes:
