Wisconsin "Cheeseheads"

Well everyone we are done with the first treatment, my hubby anddme looked like we were the ones who got dusted for mites after 20 chickens, and a 10x12 coop............. OMG I hate bugs
What a big pain in the butt, most all my girls and my Hansome were awesome....... GrayBeard was pretty good as well though hard to catch, but my darn little bandit SS Roo was not happy tried biting my hubby's arm. and was bound and determined to get away no matter what he would not hold still...ggrrrrrrrr I need to handle his wiggly little butt alot more....
So we did all the birds 1 by 1 and then left them loose into the barn as we went, until everyone was done, then we started scooping out the coop and vacuuming every single inch, nest walls roosts around the edge pf the f;floor, under the ramps ect...... I picked all the sawdust out except the finest pieces and sand, then we dusted that as well, I didn't add any new shavings and won't till after the next dusting next Tuesday, then I will clean out all the bedding even my precious sand............awwwwwwWahhhh. I can't get anymore this time of year and I want to go back to sand come spring anyway, so will have to buy 12 more bags as soon as the play sand comes in....... anyway just about everything in my coop has a white powder sheen on it even my window screen... all crevasse, and the nest boxes were a pain, but the nylon made it pretty easy though the chickens were much easier to do with the small shaker I had that used to be a Parmesan cheese shaker and is now my new duster. the walls are now white.instead of plywood color.
Man I thought we would never get done, and I think my chickens thought so too.... I probably won't even get any eggs today because they were not exactly happy about it, though everyone was pretty good after realizing they were not about to be butchered.. So how was everyone else s day?? Kim
 
HI all, I would think that if you mixed savin or some other dusting powder into the shavings before laying it in, would be far more effective. and a dusting box full of sand mixed with dusting powder would make it self dosing.. and now my head is itching, thanks a lot..

looks like the guineas are going to start laying early this year. the roosters are fighting with ernest and today Annie saw some hanky panky going on..

we went from 8 chicken eggs up to 14 today..

today is the day of grace for the goose eggs in the bator.. I will give them the old float test and then throw them away..

I am thinking of getting rid of all my quail. they are just one more chore that I do not really want to do. I forgot why I got them in the first place.. I must have had a good reason at the time..

I have a 2 ft by 3 ft brooder hood.. I am thinking that I want to get a new heating coil and completely rebuild the electrical system in it.. the old coil is brittle and breaks occasionally..

I have to see if I can find a mfg name and model on it..

Annie has an old antique toaster collection.. maybe she won't miss one of the coils from one of them ?? hmmmm,,,,,,.........

It's so simple to never have lice and mites..ever....simply use 5% sevin in the coops, nests, and dusting holes...coops spring and fall...dusting areas every couple months with a simple spinkle and stir...poof...no vermin.

Raim...you coulda hollerd at me...I coulda shared some with you. I always have some here in the future if you need some.

It's amazing how little snow is on the ground here. Gonna be working some more in the woods with weather like this. The wood pile is strong for this time of the year...That is sweet for sure.

Hope the moving of the wood burner went smooth for you today Doc. Be nice to have popeye on a string...give him a jerk and a little beg for help.

I have no snow in my back yard! of course it's ALL trees.
3 weeks goes fast when your not the one 'bating the eggs lol my hens haave been on the eggs 2 weeks. maybe I'll bring them in? IDK still thinking about bringing in the sick hen? IDK, what I do know is that I have music practice tonight so I have to get off this computer. lol

Thanks!! sooooo FT, Raim, HnR (And whoever else that may have rentals): We are on our 3rd time around with renting out....we have 2 options: Someone with lousy credit but would be "gentler on the house (2 adults-1 child part time) VRS a familyw iht 2 (hyper) kids, and a dog/cat but more stable financial situation. I really want to get this place rented out....however dont want the place damaged either_What would you do?

Bees: There is some type of government subsidy or payment for raising bees-I started looking in to this a few years ago. Because of the government payment-there are people who will come set up the bees, put up an elextrical fence around them, and come maintain them for you. Our neighbors do this....jsut a thought.

Is lice as prevalent as mites during the winter? I mentioned how I didnt see anything on any of my birds-but because my Roo-Wally was under the weather I went ahead and dusted them all? Well Sunday, I noticed on my two bantys-jsut above the tail-a ton of dander/dry skin/flakes....and now Im paranoid its lice? They don't seem to have anything close to their skin or under their wings-its just at the base of their tail, on the top?

Do you have any references? Maybe talk to their former landlord. Do you know if the first people were evicted or left on their own and for what reason.
I never did a yearly lease. I just did the Month to Month. I was a member of the Landlord Association in Racine for a few years. I learned alot but it was back in 1999. Their is a booklet that you get from the housising association called the 'Wisconsin Way http://datcp.wi.gov/Consumer/Wisconsin_Way/index.aspx" It is very informative as to what you can and cannot do as a landlord and tenant. Document EVERYTHING ! That is the biggest reason tenants lose out when they have slumlords is because tenants don't document things.
You need to protect yourself but the tenant has rights too. Great booklet to read. I believe it is free. I think you can even access it online.

If the people with the lousy credit paid their rent and they didn't destroy the place I'd tent to go with them BUT you never know. You can add extra escrow for the pets and an additional amount per month. Again find out if they paid their rent and kept their last place in good shape. People will surprise you ! When I bought my duplex the current tenant upstairs had 3 obnoxius kids !!
They were coloring my brick house. spilt grapejuice in their bedroom with brand new beige carpet. There was mold under it when we lifted it up. Colored the paneling in their room and the list goes on and on.
The last tenant I had were finacially stable. She was a computer programer and he was a nurse. Very strange woman. She actually kicked the door in because she locked herself out. She called me and I was out of town and would be their as soon as I could. The neighbors offered her into their homes etc but she refused And kicked the door in and it was not repairable !!! And these were good tenants.
So after that i decided not to rent. That was within a year after my parents were murdered and I really didn't want to deal with people coming into my home etc. Then I met DH and we were going to be selling so for tax reasons I didn't rent again. Now it is used for storage of my parents things I need to get moved up here and donate some more of it.

Anyway, make sure you do a conditon report on the property. It protects both you and the tenant. You will soon find out that allot of tenants think that because they pay you rent that they are paying for your house and doing you a favor. That you're getting rich off of their money.
I tried to be a very good landord but their are allot of bad ones and so the bad vibes continue between the two. So like I said document everything. Allot of the experienced renters are on to the rules and won't be afraid to catch the landlord making a mistake.
Not trying to scare you or anything but their are allot of weird people out there. And of course there are allot of good ones too but as you know the bad ruin it for the good.

I'm done for the day. I think. New stove on the porch pretty well assembled and the plenum is supposed to be done of Fri. It went very smooth Bigz despite the help I had.

I was always under the impression that you could only use the Seven that also said poultry dust on it. And it was pyrethins etc. I thought the newer version was harmful but i guess not since you've been using it with sucess.

Just watched the news about that person (hate to even refer to killers as people or a member of the human race) that killed his two sons. I can't believe he tried to take a hatchet to them before he started the fire !! OMG !!! H3LL is to good for someone like that. Hope he meets up with the killer of my parents !!!

At this point from what you wrote, you have check housing references, job references and for any criminal background right? and you have pulled credit on both applications to see what each's credit history shows? Are you asking for 1 month rent as the security deposit- that will help if there are damages at the end of a lease term. Depending on the references coming back would tell me which direction we would go if we were in this situation. Credit checks are the absolutly last thing we pull- if the other refernces aren't coming back positive we don't want to waste money-especially those we manage for. With income we like to see close to 3 times the monthly rent. Someone with good credit history is always a plus as it shows that they are responsible in taking care of their bill=rent will more than likely be paid each month. Any time you have rental property and someone other than yourself is living there- you run the risk of damage. If you did the showing go with your gut feeling- we have learned over the years that our gut hasn't told us wrong yet. I can only give you general statements and hope this helps you out.
 
BigZ I always used DE and wood ash in the dusting area's to deter bugs, but I ran out in October, and the only place I can find Food grade De is Fondulac, and we haven't been down that way in almost a year, I need to get there soon I need it as well for the horses, I would not normally choose a chemical anything to treat any of my animals, but I had no DE and No wormwood, nothing to make a dust besides whats available at Fleet farm, or TSC and that is only chemical treatments, so even though I don't like the method I used I'm praying it works and doesn't make anyone sick.......
I hate not having the money currently with my hubby on unemployment, to buy organic feed, and keep organic treatments on hand a year ago I would not have been in this situation at all, because I wouldn't have run out of what I need and they would still be being fed all natural organic, this is the first time my chickens have been dosed with anything mother nature didn't herself make........ and I ain't happy about it, we eat those eggs and sometimes we eat those chickens... arggggggggrrrrr ewwww my stomach is aching just thinking about the crap I sprinkled everywhere today.
 
So the first applicants (2 guys and 1 part time son) gave us the best impression...had financial problems a few yrs back and trying to get back on their feet. However, after running credit check, background etc etc etc (pretty much everything offered) my biggest concern is the inconsistancy between where they say they have lived the past yrs vrs what the report states. Also, both have had bankruptcy many yrs ago...there is a eviction showing up on one-but that may be due to the bankrupsty./foreclosure 12 yrs ago. Most of their past living situations seem to be with friends or relatives-so not real accurate landlord history.
The 2nd couple with kids/pets: just didnt get a good vibe from the dad-and they have pets. Reminds me of the type that could be calling weekly with questions, and the kids could do some serious damamge (My last tenant-the carpets and walls were messed up from the kids-replacing that this week)
I do a one year lease; the house is in MN, and we do require one month rent for security deposit as well as 200 pet deposit per animal.


And tonight I am FINALLY going to make a decision and get my order placed with MPC (I only want a few chickens) As of right now, I am ordering the following:
-Speckled Sussex
-Light Brahma
-SLW
-Salmon Faverolle
-Easter Egger
-Banty Frizzle Cochin

and need to decide on one more.....thinking another banty to keep the one company
Possibilities:
-D'Uccle banty
-Beige Brahma banty
-BR banty
-LF Blue Andalusian
-another Salmon faverolle or EE'r (Banty?)

I hate making these types of decisions lol-Looks like ship date of June 4th right now
