Yup. It can be expensive. Yours would not be very complicated though.

Could raise property taxes as well. When I put my place in my dd and her husband's name the taxes went from 135.00 year to 1000.00

Wow how many years have you been there? My house I bought for 70,000 is now valued at 300,000.

no, I dont think he would but I can see something like, I want to do something to the house and him saying he dont want it done.

Wills are not good. Anyone can come in and contest them. Then robert would have to get an attorney to fight it. Do a trust.

Trust funds really are the best/safest way to have done what you want done when gone.
