Oh forgot to add depending how far in that the eggs quit I give them to my dogs. When i candle on day 10 if there are empty eggs i throw them in the back yard and let the dogs go after them. My dogs love the eggs and at day 10 they don't smell yet. My dogs have never got sick but they are use to raw egg.
 
FM. Disclaimer. Not an inspector. I have just witnessed over the years problems inspectors have missed.

Obtain an inspection no matter if you buying a 5 year old or a 100 year old home.
This is the step most people either don't do when buying a home or they get just anyone to inspect it because down deep in their heart all they can see is the house and all the plans for it.
Being in construction for over 30 years I've seen many money pits that have totally destroy people's lives. It is very sad.

It is so important to get a REAL INSPECTOR!

Ask to see his reports on other homes.

Examine them so you can see is he checking everything out?
How well is he describing the problems?

Ask him if he goes under the crawl space or is he just shining a light down it?

Ask his experience on older homes.

Last question is............ and when you ask this........................ make sure you watch his face and body language................... do you mind if we follow you around while you do the inspection?

I have no problem people watching me work.
It's their money and they deserve to see what they are paying for.

Notice I put we in bold?

That is because two people listening to what he says about the biggest investment of your life is much better then just one.
Two people will catch more.
Video tape the inspection so there is no doubt you understand what he is talking about.

Then, based on the inspection report, if you still want the house, you just got new cards to bring to the sales price negotiation table in your favor to either get problems fixed now, or compensated to repair later.

This step is sooooooooooooooooooooo important yet soooooooooooooooooooooooooo many people don't take the time to do it right because all they have is the lust for the home in their eyes.

We all been there.
Just like buying a used car not taking it to a mechanic big mistake.

We already know that all the electrical has been replaced, Because when I say this place needs a lot of work one of the many things is that there are wholes around the house in many places exposing the new wiring and plumbing. One thing we are worried about is that when the additions were done to the house it was not done in the best way. There was not a foundation poured for the add on, just a slab.

I do have many inspectors around me. My grandfather is one of them and has been doing it for many years. We will also be applying for a rehab loan on this place, if we don't get it for some reason, it will be a no go on the house. There is just to much to do and no way we could afford to have it done with out the rehab loan.
Now, I love this house and want it very badly, but I do have another to go and look at.

I need to point out that the term paleo is wrong when connected to diets...it's a fad name used by someone who is really vegan, not that I look down on vegans, I don't, I do however, need to point out that paleo diets included ANY kind of meat that was found, "grass" grains (from which corn, wheat, rice come from), nuts, berries, and mixtures of fat and berries for travel foods, fermenting fruits, fungus, insects etc. Who ever started this "paleo" diet stuff is a fraud and those who believe it have never studied archaeology. People, fad diets are just that, if you have to eat because of a medical condition, do take care who you believe. If you do so because of personal beliefs, you already understand what is needed to supply your needs. Paleo deits are a joke. What is, however, missing in true paleo diets is additives and food colorings. And if you check, you might find all the food allergies seem to appear with fast foods and twinkies

Ok, so this is one of three entrances (side entrance). This leads you into the HUGE "dining room".

Yep more "dinning room". When I take pic of a house, I spin in a circle so I can get the whole room. To the left leads into the "2nd living room". To the right is one of the many ways to get into the kitchen. The brown door you see is a little broom closet and just beyond that I will put up a wall to make a large pantry and the closet will be inside the pantry to keep all the cleaning stuff away from the food.






DH and the realitor. I really like the little window looking into the kitchen and there are two little shelves just under the window to.


















Everything in the kitchen will be repainted, and the counter tops have to be redone too. The counters on one side of the kitchen have real tile and the counters on the other half of the kitchen have that fake counter top stuff (can't remember what it is called). We have always wanted the double oven and a counter cook top! Plus...there is a dish washer!!!!! 5 kids and two adults plus any guests and we have no dish washer.

I think my daughter knows your daughter. Mine is younger than yours, but she's friends with Emmy and Maddie T.
I must have been lucky. I've used my real estate agent three times: to buy a house, later sell that house, and then buy again. She talked us out of making an offer on a few properties by bringing up potential issues or problems that we hadn't noticed or thought of.
That's funny they're good friends of ours and neighbors. How does your daughter know Maddie and Emmy?
 
very unique retro kitchen- looks 1050's-ish. The peek-thru window looks like where you order food.

Is that woven cedar strips on the ceiling? Whatever it is, it's probably there to cover cracked/lumpy lathe and plaster.
I had a 1929 cape cod style farm house until 2007. It cost me a fortune replacing the cracked/trashed lathe and plaster. Anywhere there's paneling or cedar covering it, expect a mess:)

I actually really loved this one house I helped rehab back when I was working with the city on a block grant fund. The old timer that lived there was an inventer, and had a lot of interesting things in his house and shop. He was like a nutty professor. In one room, he had woven cedar bender board into a basketweave pattern and put it on a wall. I thought that looked awesome.
