I rescued my first hen from a parking lot, so I'm not absolutely certain what brees she is. From looking around online I think she's an ISA Brown. She's an excellent layer; she only misses a day maybe twice a month. Even with the shorter days. (I do not use any suplemental lighting)
Remember the main point- she's leaving! Some people just don't like change, and she sees the coop as a change. Whatever new people buy the house next door will know that seeing your cute little coop during the winter is part of the deal. I doubt the new neighbors will think of it as an eye sore...

I don't know about gender though... I'd like to cast my vote for roo based on the tail feathers. Those in the saddle area look more pointy than round to me.
I would just add that if you're planning on catching run-off from the roof, try to avoid asphalt shingles. All kinds of nasty petroleum chemicals leach into the water, making it unsuitable even for using in the garden.

SueBaby, there was at least one other roo, which was already crowing. I didn't realize that would keep this one from crowing! If he stays quiet, maybe we can keep him. If he starts crowing, we'll probably have to give him up.
