I guess once the pen is done, it'll help with the chickens, too - cause I plan to put them in the lower coop with a pop door leading into the duck pen, so the chickens can use that pen too, some.

I checked Craigslist - and there really weren't any chicks under 2 bucks each. I guess the first time with them out there I'll ask 1.50 each - to see if they sell (with the warmer weather more folks will be out there, I hope) and if those sell out, I'll go to 2 bucks each.

If I have a box full of just males to take out I'll only ask a buck each for those, probably.

Plus, I am hoping that with more people coming out, it won't just be the people who buy to re-sell (who don't want to pay any decent amount for a bird.)

I am (slowly) learning to be tough about it, though, and not let them talk me down so much on price.
 
With me it depends on what I'm selling. If it's something that I would like to sell, but don't necessarily have to, I'll hold firm on my price. If it's something (like a million extra roos!) that I really just need to get rid of, I'll let them talk me down, or send them through the auction. I did see all 5 of my game roos back there a few weeks after I sold them though, so I probably lost out on them. But at least I don't have to feed them any more!!

Oh well, I didn't have any of them, and maybe I'll still get another quintet or sextet from the jumbos? We'll see!! I'm getting some eggs tomorrow from someone that are out of tibetan/golden pens. The tibetans are how you make tuxedos, which I have, but only 4, so I kinda need some of those! But I don't have ANY goldens, so I need those too! Not sure how I'm gonna get this all figured out, I need to talk to monarc23 a lot to see how the genetics works!
 
I have come across a deal recently on some property. It is a large two story home on a deep double lot. There is a shed out back and another house on the property. The property has been vacant a little over three years now, and of course the plumbing and other fixtures have been removed.

Here is the deal, it is being sold basically on land contract. $500.00 down, and $325.00 a month for 30 years fixed rate mortgage. Within 2 days after the contract is signed and the initial deposit made, they will go in and rehab the house, bring it up to code and replace all missing fixtures and take care of any other things like missing/broken windows, gutters, roofing etc.

The other house on the property is smaller, two story, but apparently in worse shape so will either have to be gutted and redone or torn down and removed. The shed will stay, though, supposedly on the historic register or something.

Well I found out a bit more information on the property. There is currently $1797.22 in taxes that have to be paid by April 6.

The property's assessed value is $119, 870.00, the annual property tax is about $1500.00.

The lot is almost a quarter acre lot and just the land value is $6,500.00

I am waiting to hear from the company about what the APR is, and to what extent they will rehab the property. They do have to bring it up to code though and it will have to pass the inspections.

. I didn't pay near that much per acre on my land - You got to move further out in the country and get a better deal, IMO. I think we only paid about 2,200 an acre. Of course, we had to put a house on it, and all the utilities (plus septic) but still, it was a great deal.

There's a place down the road from me with a fantastic barn (huge, solid barn - it's painted black.) on about 50+ acres with two ponds - no house, would need the septic replaced, probably and power put in, but they want about 70,000 for it. It's bordered by Chris Janes's cow pasture (150 acres) and another vacant property (with no house). The place had a house years ago, and had a septic, but I'm sure you'd have to put in new.

I bought TeaCake from the guy who was keeping him at the barn - his boss owns the property. Another benefit would be your taxes would be less - even after you put a house on it, than it would be on that little lot in town.

Maybe it's just me, but I'd keep looking for a place.

You're killing me! We got 6.5 Acres with a house, pond and workshop/garage for 170... I think I'm going to be sick..​

Wow Mojo! I'd love to get that property but I'm afraid that it is too far for me to commute to work from there.

My hours have been cut back signifantly. Working nights, I use to get 4 hours of overtime every two weeks but I have gone from 42 hours per week to 37 hours per week. About a 20% pay cut. Kind of sucks but... Better than over 10 % of Americans right now. I understand that last month's unemployment figures stood at 8% and there is probably half that many again who have been out of work for so long that they don't qualify for benefits any more. So I'll keep my whinning down to a low wimpering.

One of my NH hens is now officially broody. For the last three days she was setting on eggs but would get off when I brought greens and bananna peals. But today she didn't budge. She has about 8 eggs under her from all the hens in the coop. My bator is full so she gets to keep them all.

I also lost a NH hen to some unknow reason. I suspect the a plastic bag of greens I left in the pen was pecked through and part of the plastic got caught in her throat. That hurts..

I have 16 Dark cornish eggs in the bator right now and 10 Red Silkie eggs. Why I bid on the silkie eggs I don't know, but I won them and they are in the bator.

I bought some chicken book on line and got them yesteday. Anyone want to start a book club thread and post about a common book you are all reading? I've never done anything like that but it might be interesting. Just throwing that idea out to see if there might be any fish in the pond.

Well, I should be asleep right now but couldn't, so youall get to hear me rambling. I quit now and try to get back to sleep.​

If you are looking for a house or land now is a great time its defiantely a buyers market and rates are good..let us know how it goes..also may want to do some research on the shed..not sure on the historic register program but that could cost you alot to maintain it to their standards.
