Just divided into two sections, for the two different breeds.
Will you be selling off the youngbirds? Does it need to be 'walk-in' for you?
This is one that seems good with a removable divider...

In your climate you would not want the front completely open. Also, I would suggest a solid wood floor if you want be able to walk in.
It could be 4x8.

So here's the issue, this loft is going into my backyard in town, and I don't want to have to try to get a permit for it. So it can't be that big. It has to kind of fly under the radar.
I'm in town also :) is 3 coops a bit to much?

Ok, but I'm guessing you have land in the country? Cause, I dought you have emus in the city?

Yep, I have land in the country, lol. But I wanted to keep my pigeons in town. I can put them in the country, if I need to, but I'd like it better if they were in the backyard.

Yes! As close as possible is best. lolol When I look out the window, birds perched inthe aviary are literally 5ft from me. They keep me under surveillance especially when I am mixing their food. They watch right through the window.
So at least keep the breeders in town. If you need a bigger loft later you can put it on your other property.:)

That's the plan! If I decide I want to keep more than a loft in town allows, I'll build a loft in the country, haha.
 
All mine are at my house. I have three chicken coops and a large run, the pigeon loft and I can't remember how many rabbits! All we need is the horse to come back and a couple of goats and we'll have a bona fide farm! In town! The one thing that would worry me most about not having mine close is them getting stolen. Some pigeon keepers have had some expensive birds stolen.
