Proceed with caution!!! While it seems like a wonderful deal, I'd also be inclined to ask a lot of questions. Not only because of urination but also because of any health issues too. I have a 11 year old cat that is as happy as she can be. I found her when she was 4-5 weeks old and she's not been back outside since then. She sleeps a lot and shes FAT but I love her anyway. The only thing that worries me about her is the possibility of a heart attack due to her weight. I also used to have a cat that the vet said was psycho sumatic(sp?) and neurotic. She was on Buspar (human head med) daily. As long as she was stable she was fine but if she ran out of medicine...she went nuts. She finally freaked out one day when my 2 yr old son opened the door and she bolted and I've not seen her since (RIP Medusa). She was 9 years old when she left. So with cats you have to be careful, especially when they get some age on them.
