You could always just say it's not a good time for you to have guests, but here is a good list of nearby hotels/motels that they are more than welcome to stay at! Really work up how much more comfortable this will make them due to your hectic schedule/renovation/etc. I think it is totally possible to put this in a nice way that won't hurt too many feelings!
