We own some rental properties, and every once in a while we get tenants who think that because they pay monthly rent they can do what they like. Not so. We have it spelled out in a contract and enforce it. Especially the rule about dogs, particularly aggressive breeds. Don't like it, go somewhere else.
Renters aren't homeowners and are subject to the owner and the terms they have listed, so that's their fault if they have a problemo. I never understood why anyone would want to live by someone else's regulations, I thought that's why I left my parents house? I'm with you TC - no HOA for me!

I wouldn't look at any houses in an HOA. I saw how bad they were back in Virginia. You hear about even more horrid ones in the news fairly often as well.

The homeowner is well within their rights on not allowing aggressive dogs to renters as they can be held liable too.

There are HOAs and HOAs. Some have a few simple rules, like no cars on blocks, RVs, or boats in the front yard. These things are not good for property values. Some are draconion; no plants over 4' tall, only plants from an approved list, only shades of gray on the exterior. I've lived in the former. I wouldn't live in the latter.
 
I'm in love with Jackmanii Clematis! Don't know if it does well on your side of the big hill, but the big, bright purple flowers are so pretty! I love the long Wisteria flowers, but have heard that the vines are pretty aggressive (most likely a good thing for your arbor!)

Most of the time, the former becomes the latter. Especially if the builder maintains voting rights. I could give you chapter and verse of a HOA that went bad in Maryland, Baltimore Co. I would never, ever buy a property that is HOA. Why would anyone give strangers (believe me , they ain't neighbors) authority and control over YOUR PRIVATE PROPERTY. OK, I gotta shut up now, heart rate is up, not good.
 
yes, Iron Horse Hay and Feed (in Maple Valley) orders from Privitt hatchery. They had about 100 chicks and some assorted ducks when I was there today picking up my lab's grain free dog food. The ducks were so cute, I almost got one, but one would be lonely and then you'd need two, and hubby would clobber me....
LOL. I feel the same way. I have 2 chicks in our guest bathroom and today the hubby asked me how long they will be in there. I said "until the pen is finished" and he replied "guess we better work on that". I think he doesn't want the chicks taking up a whole bathroom, much less making so much noise so close to the bedroom.

I've been meaning to tell you about something really weird that happened a few days ago. I was sitting on the floor in front of the chick's pen, holding one of the chicks. On the other side of the pen is a set of French Doors. All of a sudden a hawk comes plunging out of no where, feet extended in front, ready to make a grab! At the last moment he pulls up and his claws just barely touch the window glass. So I'm staring at his red breast feathers and his feet for a split second before he flies off to the neighbors yard. This hawk thought he was going to nab a couple of juicy little chicks! Wow... I've never been that close to an attacking bird. I'm so lucky we were in the house with the doors closed!
OMGosh. Up close and personal with a hawk. How did the chicks deal with it? You? Just a confirmation of how much we need to protect our babies.
 
OK, went to the other Big Boy Toy Store, Cabella's. Spent a couple of bucks for fishing stuff.
Then off I went to Down's for trees and shrubs. WhoooHooooooooo, whatta a sale, whatta sale
2 chinese dogwoods 4' tall each; 4 evergreen shrubs that produce a redberry in the fall (don't recall the name off hand). $100.00
They have a wonderful selection and all the rhodies look gorgeous. I will return tomorrow for maybe 4 of them?

Took some pics of the front of my place, this has been an ongoing project for 2 years. Hopefully I will get it completed by fall of this year. Next year will be a new front porch, to sit and rock on. Whoot.

on CL, everything goes sooooo fast- except the old broken, stained, cat-clawed couches, those are frequently reposted over and over, and over...
does anyone actually think someone else wants their trashed furniture?
I don't mind trashed wooden furniture, it allows me to get quite creative. The other thing that gets me, is the nasty mattresses. Really, people?? ICK.

Now you are not thinking creatively. A mattress is a treasure trove of goodies if you think outside the box. Fabric, wash it and you have great fabric for chicken diapers and harnesses. Stuffing. Stick it in pillow cases and wash it and reuse it for new pillows for your couch. Those springs would make a great trellis for beans and peas.

Now the old couch. Material again. Stuffing again. Wood for your projects. Springs for your fence or trellis, If you have the flat springs you could use it to protect your raised garden.

Now I have never done any of this but one mans junk could be a treasure trove if looked at right.

My chicks are driving me nuts already. Every time I walk away someone else goes to the feeder and rakes it empty. Its a hanging feeder but they still jump onto it, ride it around, and make a mess. Ugh! And they're on sand; so any time I scoop out the poop, a bunch of spilled feed gets wasted too. Little boogers!
Jess, I would switch to wet feed. I know you have a lot of $$ invested in the feeders. But with wet feed I get zero waste. I use dog food dishes and scoop the daily amount each morning, by dark it is all consumed. I make mine a real thick oatmeal consistancy. I still have my dry feeders for when we have a chicken sitter so they don't have to deal with the wet feeding. And when offered both, they prefer the wet feed.
