Happy Fish fry Friday/Deer Hunters Eve to All... Congrats on the newbies Kris...one has just gotta love your sweatshirt! Great pic!

Forgot to mention that i watched the Turkey guy on pbs to CC! Sure wish i could call with my mouth like he could. Did you notice that on the very end they said he is in Montana living with mule deer? The Turkey flick was really touching, almost sad, eh!

The guns are sighted and the emotions are high. Hope all the hunters have a safe hunt most of all....then next on the list is a hopeful heavy meatpole for all. The weather should be ok for most of the day tomorrow. Bag that deer in the morning and let the weather come as it may! Good Luck to all that hunt!

I have a tenant that just signed for another year on Aug. 1st. She then emailed me 2 months later stating she lost her job in July (even when she told us the evening she signed that she had been working so many hrs) and is broke-needing to borrow money from others to pay rent. I reminded her that we based her qualifying on her alternative income which is still in place. She also didn't cash a check I gave (returned pet deposit) for almost 2 months. I know this isn't about the money, shes moving in with her mother in law who watches the kids-jsut easier for her. I reminded her that she has a legally binding lease. Didnt hear from her again and she paid rent. Today I rcvd an email from a neighbor stating she saw my tenant moving out-I emailed her and she said yes shes moving out-she has no money and should be out next weekend.

My question in, I know shes legally responsible to pay rent until we find a new renter-how much hassle is it to take it to small claims court? What are our obligations as landlords to try and clean and show the home over the holidays to show due-diligence in finding new tenant? (house is an hour away-would sell it if I could but cant with the economy the way it is) Any advice on how to handle this? THe whole pt in a lease is not having to deal with this except for once a year and regular maintance. Argh! now during the holidays we trying to figure out how to get it cleaned, painted and ready to rent/show etc.

So the tenant has paid rent for Nov 2011 correct? You can't take them to small claims court until they have actually defaulted and you have severed them with a 5 day notice for default(in this case when the rent stops coming). You would want to ask the tenant if they wish to have you mitigate the lease-meaning you advertise like you normally would and find a new renter. The current tenant is responsible for rent and such until you find a new tenant. You would want to wait to file against them for rent and damages until you have a new tenant in place and know the final cost that has been incurred. If possible get it in writting from the current tenant so you have documentation. Make sure you document everything! Keep a print out of all emails too!
 
Just wanted to say Good Luck to all the hunters, hopefully mother earth will provide for you and your family. My DH is looking forward to it and hopefully it doesn't rain/snow. We had a nice lasagna dinner and salad, still picking spinach and lettuce from the garden. Not sure if the beets are going to get big enough to have a dinner off them, but sometime it just takes more beets to make a serving.

I didn't heat the coop last year, but we had a lot of snow that I shoveled around it to help and it didn't get extremly cold for once, I hope it is the same this year.

I that baby chick looks so cute and fluffy. Last year I sold a lot of chicks in the spring, we ran two incubators for a few months, and we haven't dicided if we want to go through that hassle again. Funny but Feburary will be here before we know it. Time just flies bye.

My daughter "made room" in her freezer today and gave me a couple of roasts and some grind from last years deers!

They already got 2 this year and will probably get 2 or 3 more (with the help of friends) Like you BigZ... it's their main meat for the year. My daughter says beef is getting too bland for her now.

Chicken news.... My leghorn hen has a hurt leg, don't see a break but she limps real hard on it. Letting her rest in her own "room"and hope it will heal. Don't have a clue what happen.

That guinea is still swollen. It's under the eye and behind the beak. Shes so "wild" to handle I'm afraid I'm going to break her neck!

I'm sure it needs lancing but I'm "chicken" to do it on her head. Anywhere else I would lay her down, cover her head and have at it.

Good chilly morning. Took the dogs for a walk and before the bullets start flying. I am going to pick up a ceramic heaterntoday and clean outnthe coop. Goodmluck hunting stay safe
