Remember, you have 21 days from the time they move out to return security deposit and/or a letter listing the charges against what is not returned. You know she is moving. Ask her to let you know - and return the keys - when she is fully moved. That starts your 21 days. Failing to get the deposit info can cost you 3X's her deposit. That may give you all or most of December's rent since you can address holding the unused cleaning/damage deposit in your 21 day notice letter.
Do ask if you can start showing the property as suggested above. This helps her realize she is still responsible. I know it's hard to find tenants at this time of year. They want to get through the holidays, too, before any moving. Get the place cleaned as soon as possible and get it 'listed' for rent. That's your due diligence. I doubt you'll be getting a lot of requests for showing before January, but you can show that you tried if it goes to court once the property is re-rented.
How much of a hassle is small claims court? I have several duplexes and have pretty low (compared to what's advertised) rents. I've found that all court does is get me a piece of paper that says, "Yes, she owes you." Pay a bit more to get it 'docketed' and it may affect her credit in the future. Getting the money is a whole 'nuther issue, especially if she did lose her job. Proving she has alternative income can be tough.
